There’s a side of real estate that doesn’t show up in the listing photos.

Sometimes the most valuable part of having an agent isn't getting the property in front of buyers. It's having someone who can look at the entire situation, recognize what needs attention, and help you make decisions as things unfold.

This particular sale was a good reminder of that for me.

These were past clients who came back to me because they trusted me. That means a lot. They weren't looking for someone to simply open doors and write a contract. They wanted someone they could call when they had a question or weren't sure what came next.

And that's really what I want people to think about when choosing an agent.

Don't just ask, “Can you sell my house?”

Ask:

“How are you going to guide me through the parts of the transaction I don't know to expect?”

Because that's where experience and good communication can make a difference.

I’ve been thinking a lot lately about how we measure whether a listing is getting the right kind of attention.

It’s easy to look at the numbers — views, saves, clicks, showings — and try to decide what they mean.

But real estate doesn’t always work that neatly.

Sometimes a home gets a lot of online attention but very little activity in person. Sometimes one showing gives you more useful information than hundreds of online views.

And that’s why I think it’s important not to make a decision based on one number alone.

You have to look at the whole picture, listen to the feedback, and pay attention to what buyers are actually doing.

I put together a few thoughts on this because I think it’s something buyers and sellers don't always get to see from the other side of the screen.

For those of you who have been house hunting — what usually makes you decide, “Okay, I actually want to go see this one”?
