Có những deal thành công bắt đầu bằng việc… khuyên khách ĐỪNG mua nhà.
☎️ “Reng! Reng! Reng!”
Đầu dây bên kia là chú khách hàng cũ mà mình đã giúp chú mua một căn new construction home 2 năm trước.
– Na ơi, con chú mới đậu vào trường GA Tech. Na giúp chú tìm nhà gấp cho cháu dọn vô tháng 8 này.
– Bây giờ tháng 6 rồi, vậy phải tranh thủ chú ơi. Tiêu chí tìm kiếm sao vậy chú?
– Nhà mới, khoảng 5–10 năm trở lại, cách GA Tech 10–15 phút, mà giá dưới $550K thôi. Chú chỉ muốn single-family home, 4 phòng ngủ, 3 tắm, phải trên 2,000 sqft, 2,500 càng tốt. HOA & thuế đất phải thấp nghe con.
– Wow, cũng hơi căng chú nha. 😅 Nhà gần GA Tech, vô Midtown, căn townhouse đã $500K–$600K rồi, tiền HOA cũng không rẻ, chưa kể thuế đất.
Nhưng để con nghiên cứu & tìm kỹ xem.
Vậy là mình kiên nhẫn "quét" tới "quét" lui mấy khu vực gần GA Tech.
Phải tìm khu nào an toàn mới được. Gần Downtown nhiều khi chỉ cần tìm sai một block đường thôi là tình hình an ninh đã khác hẳn.
Cuối cùng cũng tìm được 3 căn cho chú.
Một căn thì dính đường điện cao thế.
Một căn chú chần chừ một chút nên người khác mua mất.
Còn một căn chú tính mua, nhưng khi đến xem thì mình lại cản:
– Căn này con nghĩ không nên mua chú ơi.
– Sao vậy con?
– Vì thiết kế nhà đã lỗi thời mà diện tích lại rộng thế này. 4–5 năm sau chú muốn bán thì gần như phải remodel lại mới bán được giá. Mà nhà rộng thế này, remodel xong con sợ chú bán lỗ mất.
Chú xem xét một hồi, thấy mình nói cũng có lý nên quyết định:
Thôi, không mua nữa.
Vậy là hai chú cháu lại ra về, không được căn nhà nào. 😂
Mà lúc này chỉ còn khoảng 1 tháng nữa là con chú phải vào trường.
Hai chú cháu tiếp tục “canh”…
Cuối cùng, một căn rất OK xuất hiện.
Mình gọi chú:
– Chú ơi, chú xem căn nhà này. Con thấy nó đủ tiêu chí của nhà mình hết đó chú, giá lại tốt nữa.
– Nhưng chú thấy trên Zillow căn đó Under Contract mà con?
– Dạ không. Con có nói chuyện với agent rồi. Căn này bên buyer không vay được nên chuẩn bị lên market lại.
– Vậy lấy hẹn đi xem luôn con!
Vậy là đi xem nhà.
Chốt deal.
Và chỉ trong vòng khoảng 2 tuần, mọi giấy tờ xong xuôi, mọi chuyện suôn sẻ. 😊
Nghề Realtor nhiều khi cũng vậy đó.
Không phải lúc nào tìm được một căn nhà cũng có nghĩa là mình phải cố bán căn nhà đó cho khách.
Có những căn chính mình là người tìm ra, rồi cũng chính mình là người cản khách mua. 😂
Tiền commission của agent là chuyện nhỏ. Không được deal này thì có deal khác.
Nhưng khách mua sai một căn nhà thì có khi mất vài chục ngàn, thậm chí cả trăm ngàn dollars.
Mình luôn quan niệm, mình làm nghề không phải first để kiếm tiền, nhưng là để giúp khách hàng tìm được căn nhà tốt & ưng ý. Tiền chỉ là cái tới sau mà thôi.
Có lẽ vì lẽ đó mà hơn 16 năm trong nghề, không cần quảng cáo, không cần "ngoại giao", khách hàng vẫn tìm đến & giới thiệu bạn bè, người thân cho mình.

Sometimes, a successful deal starts with… telling your client NOT to buy the house.
☎️ “Ring! Ring! Ring!”
On the other end of the phone was a longtime client whom I had helped purchase a new construction home two years ago.
– Na, my son just got accepted to Georgia Tech. I need you to help me find a house for him ASAP so he can move in this August.
– It’s already June, so we’d better get moving! What are you looking for?
– A newer home, preferably built within the last 5–10 years, about 10–15 minutes from Georgia Tech, and under $550K. I only want a single-family home—4 bedrooms, 3 baths, over 2,000 sqft, preferably around 2,500. And the HOA and property taxes need to be low.
– Wow, that’s a pretty tough list! 😅 Homes that close to Georgia Tech and Midtown are expensive. Even townhomes can already run $500K–$600K, with high HOA fees on top of property taxes.
But let me do some research and see what I can find.
So I patiently started searching and searching through the neighborhoods around Georgia Tech.
And we had to be careful about location and safety. Around Downtown Atlanta, sometimes going just a block or two in the wrong direction can make a big difference in the neighborhood.
Finally, I found three houses that might work.
One was too close to high-voltage power lines.
Another one, my client hesitated a little too long, and someone else bought it.
Then there was a third house that he was seriously considering.
But when we went to see it, I was actually the one who stopped him from buying it.
– I don’t think you should buy this one.
– Why not?
– The design is already outdated, and this is a pretty large house. In another 4–5 years, when you want to sell it, you’ll probably have to remodel it to get a good price. With a house this size, remodeling won’t be cheap. By the time you put all that money into it, I’m afraid you could end up losing money when you sell.
He thought about it for a while and decided that what I said made sense.
“Okay. Then I won’t buy it.”
So the two of us drove home again…
Still no house. 😂
And by this point, there was only about one month left before his son had to start school.
So we kept watching the market…
And finally, a really good one appeared.
I called him right away:
– Take a look at this house. I think it checks pretty much everything on our list—and the price is good too!
– But Na, Zillow says it’s Under Contract.
– I know, but I’ve already spoken with the agent. The current buyer couldn’t obtain financing, so the house is about to come back on the market.
– Then make an appointment! Let’s go see it!
And that’s what we did.
We saw the house.
Made the deal.
And within about two weeks, everything was completed and everything went smoothly. 😊
That’s the life of a Realtor sometimes.
Just because I find a house for a client doesn’t mean I have to convince them to buy it.
Sometimes I’m the one who finds the house—and then I’m also the one who tells my client NOT to buy it. 😂
An agent’s commission is a small thing in the bigger picture. If I don’t get this deal, there will always be another one.
But if my client buys the wrong house, they could lose tens of thousands of dollars—or even hundreds of thousands.
I’ve always believed that I didn’t get into this business first and foremost to make money, but to help my clients find a good home—one that they truly love and that makes sense for them.
The money comes after that.
Perhaps that’s why, after more than 16 years in real estate, without much advertising or networking, clients continue to come back to me and refer their friends and family.
