Tips for maintaining your property. Whether the property is an investment or your year around home, regular and routine maintenance is essential for keeping the value of investment. Here are some tips:
1. Equipment - Annual service calls for your equipment such as your air conditioner. You should also look at other appliances and equipment to ensure they are working properly.
2. Exterior - Inspect exterior wood and repair or replace damaged wood.
3. Foundation - Walk around your home and inspect the foundation. Make sure drainage is properly sloped, downspouts direct water away from home and fill in any holes or washed away dirt. You can prevent washout by adding stone or gravel.
4. Outdoor Lighting - Check outdoor lighting and replace fixtures that are broken or not working properly.
5. Gutters - Inspect and clean gutters at least twice a year. Add extenders to the downspouts to direct water away from your home.
6. Exterior paint - inspect the painting. Painting the exterior of your home should be done every 4 - 6 years depending on the type of paint you use and weather.
7.Crawl Space - if you have a crawl space, you need to enter the space at least once per year to check for leaks, moisture and to ensure no critters can enter the area to make it their home!
8. Investment Properties – if you have a property as an investment – you should inspect the property at least one time per year. When the tenants move out, the property should be inspected, cleaned, locks changed and painted. Any repairs should be made at that time for items that are broken or damaged.
