🏡 SEPTIC INSPECTIONS: NOT ALL INSPECTIONS ARE CREATED EQUAL! 🚨

When buying a home with a septic system, here’s something you NEED to know…

Not every septic inspection is performed the same way!

💧 Some inspectors simply run water through the home and perform a load test to see how the system responds.

🔎 Other inspectors take things a step further. They research available state septic records, locate the septic tank, dig up the access points, inspect the tank, check the scum and sludge levels, AND perform a load test.

So what’s the difference?

A load test can help identify potential drainage or performance issues, but it doesn’t necessarily tell you what’s happening INSIDE that buried tank.

At Cornerstone Home Inspections, we believe there’s value in digging deeper — literally!

Here’s what goes into our septic inspection process:

📋 State Records Research – We check available state records for information about the septic system, including permits and installation details when available.

⛏️ Tank Location & Access – We locate the septic tank and expose the access points so we can evaluate what’s below ground.

🔎 Tank Evaluation – We check scum and sludge levels and look for visible signs of potential problems.

💧 Load Testing – We run water through the system to evaluate how it responds under use.

WHY DOES THIS MATTER?

Because a septic system can appear to be functioning normally while still having underlying issues.

And when septic repairs or replacements can cost thousands of dollars, knowing what you’re getting into matters!

💡 THE TAKEAWAY:

Before scheduling a home inspection that includes a septic inspection, don’t just ask how much it costs. Ask what the septic inspection actually includes!

We had the pleasure of being invited to spend some time with the EXIT Realty Tulsa team Thursday to talk about home inspection reports, our services, and what makes Cornerstone Home Inspections different.

We walked through how to better understand an inspection report, what to look for, and how agents can help their clients navigate the inspection process with confidence. We also had the opportunity to share more about the services we offer and the Cornerstone difference — how we communicate, educate, and go the extra mile to take care of our clients and our Realtor partners.

Saturday views from Chandler! 🏠☀️

Our clients are flying in from Las Vegas today, so when they needed a quick turnaround, we made it happen.

That means spending part of our Saturday on the roof making sure they have the information they need when they arrive.
