The seller pays $4,000 a year in property taxes… so you will too, right? 👀

Not necessarily.

In Michigan, property taxes can change after a home is sold because the taxable value generally “uncaps” following a transfer of ownership. That means the seller’s current tax bill may NOT be a good estimate of what you’ll pay as the new owner.

It’s sometimes called the “pop-up tax” — and it’s something buyers should understand before making an offer. 🏡

The takeaway? **Budget for YOUR future taxes, not the seller’s current taxes.**

Here’s the important part 👇

Filing your Property Transfer Affidavit does NOT automatically claim your PRE.

And claiming a PRE does NOT prevent your taxable value from uncapping after a sale. These are separate parts of Michigan’s property tax system.
