Real estate deals fall apart for one reason more than any other: hidden land‑use traps.

Wetlands and waterways create some of the most confusing title issues in Massachusetts, and paralegals are often the first to spot them — if they know what to look for.

Join the Massachusetts Paralegal Association for “Don’t Get Soaked: Understanding Wetland and Waterway Title Traps.” Featuring Kimberly Kroha, Esq. and Gene Guimond, Esq. of Baker, Braverman & Barbadoro, P.C., this CLE breaks down:

- The statutory framework for wetlands and waterways
- How tidal vs. non‑tidal boundaries impact title
- Key P&S provisions and common title policy exclusions
- Certificates of Compliance, Enforcement Orders, and other pitfalls that derail closings

We’re thrilled to welcome Tiff Pacheco as the new Chair of our AI & Ethics Section on the MPA Board. Tiffany brings a thoughtful, future‑focused perspective to one of the most rapidly evolving areas of legal practice.

When asked what she hopes to accomplish in this newly created role, Tiffany shared:

“I’m excited to help guide conversations around how AI is reshaping legal practice while keeping ethics and professional responsibility at the center. Through this role, I look forward to bringing CLEs that are practical and forward‑thinking, covering topics such as responsible AI-use in legal research, emerging tools like citation‑verification systems, and broader discussions about AI governance, systemic impact, and trauma‑informed technology in the justice system.”

We’re grateful to have Tiffany’s leadership as we continue supporting paralegals navigating the intersection of technology, ethics, and access to justice.
