Thank you Kim Jatich ‼️💯
Closed on a townhome in Land O Lakes FL today with this sweet lady. As interest rates kept going up, homes she liked and qualified were getting fewer and fewer. She almost gave up. Then I found her THE ONE! And it was better than aaallllll the others. I love happy endings. Thank you Nancy for trusting me to serve you through real estate. Thank you Tom Zaharakis with Fairway Funding for the efficient loan process (approved in less than a week), and Peter Pike with Pike Law for the closing process.

IMPORTANT CLASS...BE SURE TO REGISTER NOW! Are You Unknowingly Putting Your Customer’s Money at Risk of Being Stolen?
Wire fraud via email phishing has been a serious issue in real estate transactions for some time. There are several vulnerable targets: attorneys, mortgage lenders, title companies, buyers, sellers, and real estate agents. The perpetrator gains access to an email account through a phishing scheme like a fake Office 365 password reset request, a fake Amazon Prime request, or a phony email sign-in page. Smartphones are at risk, too. Realtors® are a favorite target because through on-line marketing, they give out a great deal of information about an upcoming transaction; they use relatively unsecure e-mail providers, such as Gmail or Yahoo; and because of the hectic pace of a real estate transaction, are not always vigilant in vetting incoming e-mails and texts which may look like they are coming from a known source but are really a fraudster’s way to capture sensitive data.

This afternoon, Peter will be at the ENGLEWOOD AREA BOARD OF REALTORS® for a CORE Law class from 2:00 pm-5:00 pm.
Understanding real estate law is part of every real estate licensee’s business. The more a licensee knows, the better he or she can work with customers and safeguard them from legal complications. Buying and selling property requires a lot of legal paperwork. Today, more than ever, it’s important to know the laws governing the practice of real estate. This material will provide a "red flag notice" of when participants are potentially going into a danger zone—the unlicensed practice of law.

Earnest money is generally applied to closing costs or the down payment. In some situations, a surplus is returned to the buyer.
Do you get your earnest money back at closing? The short answer is not usually, but sometimes you might just get this good-faith money back!
