Most buyers don’t realize this, but there’s a good chance you’re being recorded during home showings.

With smart doorbells, exterior cameras, and security systems becoming standard in many homes, casual conversations during a showing may not be as private as you think.

That quick comment about price, the condition of the home, or negotiation strategy could easily be picked up on audio or video recording.

Simple rule: if you wouldn’t want it replayed later, save the conversation for outside the property.

Consider a Colorado mountain HOA built decades ago, where wood-burning fireplaces were once one of the community’s signature features.

Now imagine the board learns many of those fireplaces may no longer be safe. Engineers recommend major repairs. Some may even need to be fully replaced.

The board initially sees the project as simple maintenance.

But homeowners start asking:
If entire systems are being rebuilt, is this still “maintenance”? Or is it actually a capital improvement that requires owner approval?
