Yes, you need the owner’stitle insurance. I know your lender told you, “it’s optional,” because it’s not required to close the loan. No, the lender’s policy won’t help you. New construction? You definitely need title insurance.

Purchasing a property is a great, but massive investment. Title insurance insures that the investment is yours. You pay for the premium only one time at closing and it protects you for the entire time that you own the property. The cost of the premium is a tiny fraction of the cost of losing a sale when you’re on a tight timeline or hiring an attorney to defend title. Also, the top title companies offer fantastic support and customer service.

Generally, buyers needs to be present at closing and sellers do not. For sellers, their attorneys typically make arrangements to get signatures ahead of time (hello, post-pandemic world!) and deliver the documents to the closing attorney. If you’re a buyer and cannot attend closing, make sure your team knows as early as possible so these types of arrangements can be made.
