What's the biggest mistake sellers make when pricing their home?

Thinking higher is always better.

It can be tempting to price high and leave room to negotiate, especially when you've invested in your home or seen a neighbor sell for a strong price. But today's buyers are comparing homes closely, and an unrealistic asking price can cause your property to be overlooked before you even have a chance to negotiate.

Pricing isn't about finding the highest number you hope someone will pay. It's about finding the price that makes sense based on recent comparable sales, current competition, property condition, location, and what buyers are willing to pay in today's market.

And the first few weeks matter. If a home launches too high, it can lose valuable early momentum, sit longer, and eventually require a price reduction. Current 2026 data shows sellers are increasingly pricing more realistically from the start, with fewer listings requiring price cuts compared with last year.

The goal isn't simply to sell your home. It's to position it strategically from day one.

From the earnest money you put down when your offer is accepted to the funds used for property taxes and insurance after closing, escrow plays an important role throughout the homeownership journey.

In simple terms, escrow helps keep certain funds secure and makes sure payments are handled at the right time. Your mortgage servicer may also manage an escrow account to collect and pay expenses like property taxes and homeowners insurance on your behalf.

One important thing to remember: your escrow payment can change if your property taxes or insurance costs increase, or if there's a shortage in the account.
