I met Naomi in August, we immediately started to look at homes and got the search moving. During this process I got to learn more about what Naomi’s priorities were in the home she planned to purchase. After seeing a few that weren’t a good fit, and refining the search, we finally came across one in Wayland that checked MOST of her boxes.

Except for two boxes!! 1. The home did not have central AC and 2. Naomi needed an electric car charger. In my effort to support and help Naomi make sure ALL her boxes were checked, I reached out to my go-to electrician to provide a quote on installing a car charger and my HVAC guy to help provide a quote on installing central AC.

When it was all set and done, at the end of the month Namoi will now have her last two boxes checked and enjoy her dream home with Central AC and her car charger. I take pride in being an all around resource for each and everyone one of my clients even if that means helping you get connected to different contractors or contacts that can help make sure ALL OF YOUR BOXES ARE ✅’d OFF!!

One of the biggest questions home buyers are asking right now is whether they should wait for mortgage rates to come down before buying. It's a fair question, but there's another side of the market worth considering. Higher rates can create opportunities for home buyers that weren't available when competition was at its peak.

As some home buyers step back, we're seeing opportunities to negotiate on price, ask sellers to contribute toward closing costs or a rate buydown, negotiate repairs, and potentially secure more favorable terms. In certain situations, home buyers may even have more flexibility with contingencies that would have been difficult to negotiate in a more competitive market.

Of course, higher rates also mean higher monthly payments, and not every home or home seller will offer room to negotiate. It's important to understand what you can comfortably afford before making a move.

Here's the trade-off worth thinking about:

If you wait for rates to drop, you could benefit from a lower mortgage rate. However, if lower rates bring more home buyers back into the market, increased competition could push home prices UP and reduce your negotiating power. A mortgage rate can be changed through refinancing in the future, if rates and your financial circumstances allow. The price you pay for a home, however, doesn't change just because mortgage rates fall.

So, what does this mean for you?

Rather than automatically waiting for rates to come down, let's look at what buying could realistically look like today:

-Can we negotiate a lower purchase price?
-Can we get the seller to help with closing costs or a rate buydown?
-What purchase price and monthly payment fit your budget?
-Would a different loan structure make sense for your situation?
-What are the potential benefits and risks of buying now versus waiting?

My goal isn't to convince you to buy before you're ready. It's to help you understand your options, weigh the pros and cons, and make a decision that makes financial sense for you.

I met Anthony last October. Anthony was brand new to the home buying process so I scheduled a time to meet with him. My mini me starts middle school today. What a whirlwind of emotions this morning.

What a privilege it is to guide people through some of the biggest moments in their life. I have clients who are starting their life and just bought their forever home, a client who is older now and needs one level living so she can do her own laundry and have a better quality of life, a client who is young and ambitious and wants to get a jump start on their investment portfolio.
