I've known John since I was a kid.

He raised his family next door to where I grew up, but neither of us could have known that years later I'd have the opportunity to help him through well over a dozen real estate transactions.

One of our first transactions came in 2013, when I helped him find a tenant for a rental property in Hamilton Township.

Over the years, that grew into selling his longtime family home, purchasing investment properties in Florence Township, adjusting when things didn't go according to plan, completing a 1031 Exchange, and eventually investing back in Hamilton.

The properties and investment strategy are certainly part of the story.

But when I look back at more than a decade of working together, the part that means the most to me is the trust behind all of it.

September 1 means moving day in two very different communities.

One household is settling into a first-floor condominium in Hamilton Township's Ravenscroft community, just steps from Veterans Park.

Another is moving into a four-bedroom twin in Roebling, within walking distance of the Delaware River and Roebling Riverfront Park.

Different homes. Different communities. Different reasons each one was the right fit.

Rental properties may not always get the same attention as homes for sale, but helping a landlord successfully rent a property and helping someone find the right place to live is still an important part of the real estate process.

Have you ever walked through two homes that seemed almost identical on paper, but immediately liked one more than the other?

It happens all the time.

Similar bedrooms.
Similar bathrooms.
Similar square footage.
Sometimes even similar prices.

But buyers aren’t experiencing a home on paper.

They’re noticing the way it feels when they first pull up, the natural light when they walk inside, how the rooms connect, the neighborhood surrounding it, and whether they can begin picturing everyday life there.

Sometimes they can’t even explain exactly why one home stood out.

They just know which one they want to see again.

Every listing has a different story behind it.

July brought the opportunity to work with several homeowners, each with a different property, situation, and goal for what came next.

Some homes need a straightforward marketing plan. Others require more preparation, different positioning, or a little more creativity to help buyers understand what makes the property worth considering.

That's one of the parts of listing homes that I genuinely enjoy. No two properties or sellers are exactly alike, and the strategy shouldn't be either.

That work added up to more than $1 million in residential listings during July and resulted in being recognized with ERA Central Realty Group's Platinum Club Ruby Award.

Another closing in Roebling.

This one came through a referral from a past client, and those introductions always mean a little more.

There is a lot of trust involved when someone you've worked with connects you with people they care about, and I'm always grateful for that opportunity.

As first-time buyers, there were naturally questions along the way. Whenever they wanted to sit down and talk through something, I was happy to meet with them in person and make sure they had the information they needed as they worked toward becoming homeowners.

Are homes with pools harder or easier to sell?

It really can go either way.

For a buyer who has always wanted a pool, finding a home where one is already installed can be a major selling feature.

For someone else, that exact same pool may raise questions about maintenance, cost, safety, or whether they would rather have more open yard space.

And sometimes, it isn't really about the pool alone.

The deck or patio, landscaping, outdoor seating, remaining lawn, condition of the pool, and even the season when the home is listed can all affect how buyers see the property.

A pool may narrow the audience a little, while making the home much more appealing to buyers who specifically want one.

The bigger question is whether the entire backyard works for the way that buyer wants to live.
