Why Home Loans Today Aren’t What They Were in the Past
In today’s housing market, many are beginning to wonder if we’re returning to the riskier lending habits and borrowing options that led to the housing crash 15 years ago. Let’s ease those concerns.
Several times a year, the Mortgage Bankers Association (MBA) releases an index titled the Mortgage Credit Availability Index (MCAI). According to their website:
“The MCAI provides the only standardized quantitative index that is solely focused on mortgage credit. The MCAI is . . . a summary measure which indicates the availability of mortgage credit at a point in time.”
Basically, the index determines how easy it is to get a mortgage. The higher the index, the more available mortgage credit becomes. Mortgage credit became more available as the housing market heated up, and then the index...

“The gap between this year’s homes for sale and last year’s is one-fifth the size that it was at the beginning of the year. . . . This growth will mean more options for shoppers than they’ve had in a while, even though inventory continues to lag pre-pandemic normal.”
• Buyers: remember, housing supply is still low, so be ready to act fast and put in your best offer up front.
• Sellers: having more options to choose from should make that move-up process easier.

Meet Sally, honest, friendly and loyal -- a self described perpetual student, go giver and eternal optimist! Sally's perspective on life is that the glass is ALWAYS “half full” (preferably with a good red)! Her habit of learning and then sharing what she has learned with others is comes naturally to her. She is a believer in doing the "right thing," even when the right thing is more difficult. Sally sees the bigger picture and has a true desire to help others.
Sally's entrepreneurial spirit and her great ability to problem solve are excellent assets. Her work history includes a successful salon business (10 years), retail management of a high-end furniture company followed by almost 20 years in the non-profit world where she served two separate charities. Sally loved her time working in the non-profit arena and feels it was a natural choice, given her ability to feel empathy for others and her penchant for helping. Sally believes, in order to be successful in the non-profit the underlying motive MUST be to help others, both as individuals and as families; many of the people with whom she worked were unable to help themselves due to circumstances. Her work in the non-profit sector was extremely fulfilling and had a profound effect on her life perspective. She developed a deeper respect for people and their personal situations. Sally speaks of this time as a game changer and she feels blessed to have been an executive leader in the non-profit sector.
After having retired from the non-profit world, Sally decided to say goodbye to New York and hello to Southwest Florida! SWFL is lucky to have gained a new resident in Sally! Sally has many friends and family living in the area. Her consistent visits to Naples and Bonita Springs over the past five years made it difficult to return to New York. During her visits, she has been comforted by the warmth and sunshine and quickly realized she longed to return. Most recently, Sally and significant other, Marc, took a leap of faith and made the decision to move from Rochester, NY to beautiful Bonita Springs! Bittersweet as it was, her two beautiful daughters beginning their careers, still reside in Rochester, and plan to visit often. “We spend a lot of time on the phone together”, she comments, either calling or on Skype. She is so appreciative of the warmth she feels here -- not only weather wise but from members of the community! Sally remarks on the genuine characteristics of the people she has met so far and is very excited about the adventures that await! Sally feels Southwest Florida is THE perfect place to call home.
Sally loves visiting Barefoot Beach and sharing a sunset with the special people in her life!
Sally is passionate about art & design, interior style, architecture and all things home. She is particularly fond of charming English gardens, born to parents who moved to the US from Oxford, England just before Sally was born. Sally's parents have been incredible people in her life -- supportive and loving through all the twists and turns. There is something about being raised with an English culture that has always played a unique role in her development.
“Living the next fifty …differently”, is a motto recently adopted by Sally! In so doing, Sally is thrilled to embark on her real estate career, helping others find their piece of paradise and a fabulous Florida lifestyle!
