What homeowners should know about Amendment 3....
A potentially big change for Florida homeowners. 🏡
Amendment 3 will appear on Florida’s November 3, 2026 ballot and needs 60% of the vote to pass. If approved, it would make significant changes to Florida’s property-tax structure.
💰HOMESTEAD EXEMPTION💰
$150K → $250K
The current exemption of about $51,411 would rise to $150,000 in 2027 and $250,000 in 2028 for non-school taxes.
NON-HOMESTEAD PROPERTY
10% → 5%
The annual cap on assessed-value increases would drop to 5% for non-school taxes on rentals, second homes, commercial property and vacant land.
****The other important details****
✅School taxes are NOT affected
Both proposed changes apply only to non-school taxes.
✅Save Our Homes & portability stay the same
The amendment does not change either of these existing protections.
✅Existing homestead owners don't need to reapply
If the amendment passes, the increased exemption would appear automatically on TRIM notices.
📅 December 31, 2026 is the date to know.
Florida Realtors reports that anyone whose primary residence is in Florida on that date would qualify for the full benefit. Renters who establish Florida residency by then could also qualify when they later purchase a home.
🏡 Moving to Florida after December 31?
If you are not a Florida resident by December 31, 2026 and later move to Florida, you would receive the current homestead exemption for your first four years. The enhanced exemption would begin in your fifth year of homestead exemption.
🏡OWN A RENTAL OR SECOND HOME?
The proposed 5% cap could be especially important to you.
If approved, the annual assessment-growth cap for non-homestead property would be cut in half—from 10% to 5% for non-school taxes.
