Do you ever browse homes online?

Well there are a few things those mainstream real estate sites AREN'T showing you:

- Disclosures that affect the property
-Physical issues with the house
-If it's on leased land
-If the seller is contingent on finding a new home first
-If there's a tenant that comes with the house
-If there are any title issues that could prevent the sale from closing
-The actual price it's likely to sell for, not just the list price
-If there are any lawsuits against the house, owner, or HOA
-Any issues with the HOA that affect financing
-If it's already sold!

This is a little shocking, but you know something that’s NOT on the real estate exam to get your license?

How to actually look at a house.

I don’t mean open a door, turn on the lights and walk around.

But being able to see PAST the quartz countertops and trendy floor planks, and having a working knowledge of the different components and systems that make up that house.

If we don’t, we stand at risk to lose our clients thousands of dollars (sometimes hundreds of thousands) in missed issues and future repairs.

That’s a prettttty important detail don’t you think?

That’s why selecting who you hire as your real estate team is so important.

While Dustin and I are definitely not licensed home inspectors (we have a team of those), we’ve been educated by:

-100s of real estate sales
-shadowing home inspectors and contractors
-Dustin’s former experience in the construction world
-being multiple property owners ourselves

We know what to look out for and have saved our clients a lot of precious time and money because of this.

Having a team working and LOOKING OUT for you is probably the biggest thing that should be on your buyer’s agent wish list.
