Canyon County's resale homes posted a median of $403,500 in June, per the Boise Regional REALTORS report, which means half the used homes in the county's biggest cities closed below that. Nampa and Caldwell carry the deepest selection, Middleton adds newer construction and acreage options, and even Ada County stays in play through townhomes and condos in the low $400,000s.

The new blog is a city-by-city map of the around-$450K market: what that budget buys in Nampa versus Caldwell versus Middleton, where the new-construction incentives sweeten the math, what you trade in commute time for each city, and the honest corners of the market where $450K is stretching.

The house sits inside Silverwood Point, a gated Garden City community that most locals don't know exists until they drive in. Tree-lined streets, water features running through the neighborhood, and gate-controlled entry. From the outside, you'd guess you were somewhere with a different zip code.

The numbers work. 3,200 square feet, four bedrooms, three baths, and an upstairs bonus room, all under a million. That comes out to less than $300 per square foot in a gated water-adjacent community, which has become genuinely rare in this part of the valley.

The house was built in 1992, and I'm going to be straight with you about that. On the plus side, you get two separate living areas, a formal dining room, and larger guest bedrooms than most 2020s builds include at any price. Kitchen has already been updated with quartz counters, a gas range, and a big island. On the other side, some of the finishes could use cosmetic refreshes over time.

The backyard is the reason to walk this one. Covered patio over the water, lily pads, ducks passing through, shaded lawn. It's the kind of outdoor space that's hard to price.

Garden City itself is minutes from Downtown Boise in one direction and Eagle in the other, with St. Luke's Boise a short drive up the road. If that mix of location, gated community, and water-adjacent lot fits what you're looking for, reach out.

The house sits on the 17th fairway of RedHawk Golf Course, a public 18-hole championship layout. Single-level, 2,461 square feet, three bedrooms, two and a half baths, plus an upper bonus room with its own full bath and vaulted ceilings. The primary suite opens onto a covered patio that looks out over a double fairway, which keeps the view open instead of feeling stacked next to the neighbors.

The finishes match the location. Italian marble on the counters, bathroom floors, and showers. Inset alcoves in the entry and hallway walls, lit for artwork. Full mud bench off the garage that flows into the laundry, then the primary closet, then the suite. A five-burner gas cooktop, big island, and a fireplace in the living area.

The backyard is the real hook. Hot tub, fire pit, covered rear patio, a fully fenced dog run on one side, and Lake Lowell about a mile to the west. Lake Lowell is part of the Deer Flat National Wildlife Refuge, which is one of the reasons this pocket of south Nampa has held its value.

Downtown Boise is roughly 20 miles east on I-84. That commute is workable if you're hybrid, more of a decision if you're daily.

How long will your Meridian house actually take to sell? It's the first question almost every seller asks us, and the honest answer has three parts.

Ada County homes averaged 32 days on market in June, and existing resale homes moved in just 22, per the Boise Regional REALTORS June report. Add one to three weeks of preparation before you list and a standard 30 to 45 day closing after you accept an offer, and a realistic start-to-finish window is about two to three months.

Here's the part the averages hide: the spread between sharp listings and hopeful ones is enormous. Homes priced against the last 90 days of comparable sales draw their showings in the first two weekends and go under contract quickly. Homes priced on hope sit through quiet weekends, reduce later, and often net less than the home that priced right on day one.
