As someone who’s spent decades working with land and property here in Southwest Mississippi—often seeing how lending standards shape who gets to buy—I’ve watched our market face real challenges. Home sales are hovering near a 31-year low, with tight lending practices, high mortgage rates, and climbing costs making it tough for many folks to move forward. There’s been talk of new credit models that factor in things like rent and utility payments, which could be a step in the right direction. But even with these changes, a lot of hardworking, low-income, and minority buyers are still on the outside looking in, despite showing low delinquency and default rates. My experience in property and mineral rights has shown me just how vital fair access is—whether you’re buying your first home or managing a family’s timber tract. The way we measure credit is evolving, but there’s still work ahead to make the dream of property ownership accessible to more of our neighbors.
