St. Andrews Country Club records a $15.75 million spec-home sale
A newly built spec mansion in St. Andrews Country Club in Boca Raton sold for $15.75 million, according to reporting published August 27. The property exceeds 10,000 square feet and was developed as a high-end contemporary residence inside one of Boca’s most prestigious mandatory-membership clubs.
This is particularly interesting coming immediately after the recent $16.85 million Royal Palm Yacht & Country Club transaction.
The two sales represent very different luxury products:
Royal Palm: waterfront, boating, non-equity club environment, East Boca.
St. Andrews: private golf, gated club lifestyle, central Boca, mandatory membership.
Yet buyers are paying close to the same eight-figure price for exceptional finished homes in both.
What that tells us
Boca luxury demand is not confined to waterfront.
There is a buyer willing to pay a substantial premium for:
new construction + excellent design + large scale + complete amenities + immediate occupancy, even when significant club costs accompany ownership.
That reinforces the trend we have seen repeatedly this month:
Turnkey condition is becoming a separate value category.
