There’s a big difference between guidance and pressure.

My job as your REALTOR® isn’t to convince you to buy the house, accept the offer, overlook the inspection issue or make a decision because it gets us closer to closing.

My job is to make sure you understand exactly what you’re deciding.

I’ll tell you when I think an opportunity is a good one. I’ll tell you when timing matters. I’ll negotiate hard on your behalf. And yes—I’ll tell you when I think it’s time to pump the brakes.

Because at the end of the day, I don’t have to live with the decision. You do.

Sometimes good representation means getting you to the closing table.

Sometimes it means telling you to walk away from it.

Either way, I’d rather lose a deal than lose your trust.

“Why do I have to sign something just to see a house?” 🏡

If you’re planning to buy a home, this is one of the biggest changes you need to understand—and there’s been A LOT of confusion around it.

In this video, I’m breaking down what changed after the 2024 real estate settlement and what it actually means for you as a buyer.

Here’s what we’re covering 👇

▪️ Why written buyer agreements became a nationwide requirement for MLS participants working with buyers before touring a home

▪️ Why your REALTOR® isn’t simply trying to pressure you into becoming a client—these requirements stem from the industry-wide practice changes that took effect in August 2024

▪️ Buyer agency vs. simply having a written agreement—and why those aren’t necessarily the same thing

▪️ What you should understand before signing anything: the relationship, services, expectations, duration and compensation

▪️ What changed with compensation: offers of buyer-broker compensation can no longer be communicated through the MLS

▪️ What DIDN’T change: real estate commissions are negotiable and are not set by law

▪️ How compensation can still be handled off the MLS, including potential offers from a seller or listing broker

The goal of these changes is greater clarity and transparency around who your agent represents, what services they’re providing and how they may be compensated.

So when an agent asks you to discuss and sign a written agreement before showing you homes, it shouldn’t be a “Gotcha!” moment.

It should be a conversation.

Selling in the fall isn’t about throwing a sign in the yard and hoping the right buyer comes along. Strategy matters.

Today’s buyers have options, they’re paying attention to value, and they’re looking closely at the condition of the homes they tour.

So if you’re thinking about selling this fall:

🍂 DO price for the market you’re selling in today
🍂 DON’T “test the market” with an aspirational price
🍂 DO handle the little repairs before buyers notice them
🍂 DON’T focus on purchase price alone when reviewing an offer
🍂 DO pay attention to showing activity, feedback & competing inventory
🍂 DON’T take buyer feedback personally—it’s data you can use

The goal isn’t simply to list your home.

It’s to position it correctly from Day 1, create demand and negotiate from the strongest position possible.

Before September comes to a close, I wanted to take a moment to commemorate REALTOR® Safety Month and a side of this business we don’t talk about enough: our safety.

Real estate is built on relationships and trust—but our job also means meeting strangers, entering vacant homes, hosting open houses alone and working in unfamiliar places.

A few reminders worth carrying with us long after September:

🔑 Know who you’re meeting
📍 Let someone know where you are
🏡 Know your exits
📱 Keep your phone accessible
👀 Stay aware of your surroundings
⚠️ If something feels off, trust your gut

And to buyers: if an agent asks for identification or information before meeting, there’s a reason. These precautions help us serve you while keeping everyone safe.

To my fellow agents—look out for each other, check in and never feel guilty for setting a boundary.

🍂 Fall buyers, this one’s for you.

The fall market can bring a different set of opportunities—but knowing how to take advantage of them is key.

More days on market doesn’t always mean something is wrong with the house. The list price isn’t always the only thing worth negotiating. And your maximum pre-approval amount definitely doesn’t have to become your shopping budget.

The goal? Buy strategically, not emotionally.

A few things I’m telling my buyers this fall:

🍂 Pay attention to homes that have been sitting
🍂 Find out what matters most to the seller
🍂 Know your comfortable monthly payment BEFORE you tour
🍂 Explore concessions, closing costs & rate buydowns when appropriate
🍂 Be prepared to move when the right opportunity comes along

You don’t need to perfectly time the market—you need a strategy that makes sense for you.
