🏡 **Doylestown homes are taking longer to sell. So why are buyers still paying OVER asking price?**

That's the interesting story in this week's Lindenowledge Market Journal.

In the 18901 zip code, average days on market have climbed to 48, up 14% from last year. Yet homes across the broader Doylestown market are still selling at roughly 101.5% of asking price.

What's going on?

Buyers are being more selective. Homes that are priced and presented well are still attracting competition. Those that miss the mark are sitting longer and, in some cases, reducing their prices.

Whether you're buying or selling, understanding that difference matters a whole lot more than simply knowing whether it's a "buyer's market" or a "seller's market."

Is the Doylestown market finally cooling off? Sort of.

We’re seeing a little more inventory and homes are taking somewhat longer to sell. But here’s the part that gets lost in the “market is cooling” conversation:

🏡 About 2.3 months of supply
📅 36 days on market
📈 49% of homes selling above asking
💰 Sale-to-list ratio still over 100%

So yes, buyers have a little more room to breathe. But Doylestown is still firmly in seller’s-market territory, and good homes that are priced and presented properly are still getting attention.

We’ll have live country music, food, drinks, games, a family activity zone, and national country artist Brandon Davis performing from 2–4 PM.
More importantly, it’s all supporting the work Garden of Health does to make nutritious, fresh, and allergen-friendly food more accessible to people throughout our community.

As a board member, I’ve gotten a firsthand look at just how much goes into this mission, from the farm to the warehouse to the many community organizations we work alongside. I’m proud to be a small part of it.
