🏡 A Lien Can Delay A Sale Or Refinancing because they must be cleared prior to closing.

Most unexpected liens are either from unpaid fines, unpaid taxes, judgments from lawsuits or mechanic's liens filed by contractors or subcontractors who were never paid for work on the property.

Avoid Them By:
1️⃣ Paying Contractors On Time
2️⃣ Resolving Disputes Quickly
3️⃣ Doing Regular Title Checks

🗂️ Don’t Let the Government Decide: Make a WILL and Call the Shots!

Worried about what happens to your property and the people you love when you're not around? You’re not alone—70% of adults in the United States do not have a WILL. But it’s about more than paperwork. Writing a WILL is a crucial step in protecting your legacy and giving your family peace of mind.

Here’s how to get started during :

1️⃣ Understand Why a WILL Matters
Without a WILL, the state decides who gets what—and it might not align with your wishes. Creating a WILL gives you control over your assets, ensuring they’re distributed according to your decisions.

Why It Matters: Your WILL sets the stage for your family’s future. You decide who inherits your properties and resources, minimizing conflict and confusion for your loved ones.

2️⃣ Protect Those You Care About
A WILL safeguards your family’s well-being by detailing who will care for minor children and dependents. It’s not just about wealth—it’s about their future.

Emotional Benefit: Having a structured plan provides peace of mind for you and your family, knowing that your children and loved ones are cared for as you intended.

3️⃣ Plan for Unexpected Events
If the past five years have taught us anything, it's that life is unpredictable. Having a WILL is a proactive way to address unforeseen circumstances.

Practical Benefit: Shielding your loved ones from the court’s decisions means they can focus on healing rather than legal battles.

4️⃣ Take the First Steps
Ready to take charge? Here’s what you need to do:
✔️ Inventory Your Assets: List your properties, investments, and valuables.
✔️ Decide on Your Beneficiaries: Who do you want to inherit your assets?
✔️ Choose an Executor: Appoint someone trustworthy to manage your estate.
✔️ Consult an Expert: Enlist a legal professional to draft or review your WILL.

💡 Tip: August is the perfect time to take action. Simplify the process by reaching out for professional guidance to ensure every detail is covered.

Your legacy is too important to leave to chance. Let’s ensure your wishes are honored and your family is protected.

1️⃣ Incomplete Or Rushed Applications
2️⃣ Moving Every Few Months
3️⃣ Income That’s “Hard To Verify”

I love these stories...if you love it too then you know you have the real estate "bug" that makes you want to renovate a home just for the fun of it..

The Ransom Gillis House is a historic home located at 205 Alfred Street (formerly 63 Alfred prior to renumbering) in Midtown Detroit, Michigan, within the Brush Park district. It was designed by Henry T. Brush and George D. Mason and built between 1876 and 1878. The structure, unoccupied since the mid-1960s, was "mothballed" by the City of Detroit in 2005/2006, in hopes of restoration in the future. On November 1, 2015, the completely refurbished home opened its doors to the public after a thorough renovation in a joint project between HGTV, Rehab Addict Nicole Curtis and Detroit-based mortgage lender Quicken Loans. The project resulted in an eight-part special that aired on HGTV. Bottom photo by

At first glance this might seem like just another new contruction home with 4 bedrooms, 2.5 baths, 3100 square feet of living space on .83 acres in Blue Bell...but I must say that this property has to be the best new construction design that I have seen in a long time. It incorporates many of the architectural details you would find in an older home (which I personally love). Imagine having all of the lovely design elements of a Colonial home but the roominess and expansive feeling of new contruction? If you would like to see this home (and be represented by a Buyer Advocate who is both a real estate attorney and a licensed Realtor), then please contact me....because I want to see it too! Text me at 215-740-9646. I will also send you my free Ebooklet of the TOP 20 COMMON MISTAKES MADE BY REAL ESTATE AGENTS. Buying a home the smart way is an integral part of your financial future. So don't ask a high school graduate to represent you in a real estate transaction just because you know them or "trust" them. Excellence in advocacy is about the knowledge and skills necessary to act in your best interests -it is not about "trust".
