How often are you flagging your documents?

Do you prep every single signing…
Or only when you have multiple back-to-back appointments?

Or do you rely purely on your skill and knowledge?

For me personally, I flag when I have multiple signings in a day. It helps me move through each packet quicker and stay on track.

Now don’t get me wrong—I consider myself very knowledgeable when it comes to loan signings. I can get through a package without flags if needed…

But on busy days, I don’t skip the step.

Flagging helps eliminate common errors, keeps the flow smooth, and protects my commission.

As a Notary, I get asked all the time if I can explain loan documents, and the honest answer is that my role is to make sure your signing is done correctly and legally, not to give legal advice. I can tell you the name and general purpose of each document, point out where important information is located, read directly from the paperwork, and guide you on where to sign and initial, but I cannot interpret legal language, tell you if a loan is good or bad, advise you whether to sign, or explain how a document may affect you legally. If you ever have questions about the terms, your best resource is your lender or an attorney, because they are qualified to give you legal guidance. 🖊️ 📑⚖️

đźš« Why I Never Print Loan Documents at FedEx (or Any Public Print Shop) đźš«

As a notary, I agreed to uphold the Gramm-Leach-Bliley Act (GLBA)—a federal law that requires us to protect consumers’ private financial information at all times.

When you print at FedEx, Staples, UPS, or any other public print center, you’re putting borrower data at risk. Here’s why:
• 📄 Shared Networks: Those printers store files temporarily, and employees or other customers could potentially access them.
• 👀 Unauthorized Access: Anyone in line behind you could easily see confidential loan terms or personal info.
• ⚠️ Breach of Agreement: Our contracts with title companies and lenders specifically prohibit public printing because it violates GLBA security requirements.

I take compliance seriously. Printing must only be done on your own secure, password-protected devices and printers. This protects you, our company, and most importantly—the borrower’s privacy.

🔑 Remember: Protecting borrower data isn’t just good practice, it’s federal law. Violation of GLBA can mean penalties, loss of business relationships, and even legal consequences.
