Same Westside. Two Different Markets.

In September, a Pacific Palisades home sold for $2,585,000 over asking. It took 13 days.

A few miles away in Brentwood, a $34.5M listing closed at $26M after 124 days.

Same month. Same side of town. Completely different outcomes.

That is the Westside right now. Santa Monica closed above list at 101.98%. Brentwood closed at 93.05% and took 83 days on average, with 125 homes still on the market. Venice and Mar Vista landed just under asking.

The difference was not the neighborhood. It was the price.

Record heat didn't stop Montana Ave's Art Walk Saturday

It was one of the hottest days we've had, and people still showed up. Neighbors strolled the avenue, stopped to talk with local artists, and spent time in the small shops and restaurants that make Santa Monica feel like a community.

A September to remember.

What a month!
