If you like a house, you may need to move faster than feels comfortable.

One of the biggest mistakes I see buyers make is assuming a good property will still be available next weekend or after they’ve had more time to think about it.

I’ve had buyers wait a week to see a home they loved online… and by the time they were ready, it already had multiple offers.

That doesn’t mean you should rush into the wrong house. But in real estate, hesitation can absolutely cost you the right one.

The buyers who end up getting the house are usually the ones who were prepared enough to act when the opportunity presented itself. 💡

• 🏘 Inventory is climbing. Active listings jumped ~9% month‑over‑month, and year‑over‑year, listings are up nearly 45%—highest June in years.
• ⏳ Homes are taking longer to sell. Average days on market hit ~34 days, a ~30–37% uptick compared to last June.
• 💰 Prices have held firm – Median sold price rose ~3.5% year-over-year, though price growth is clearly cooling.
• 🏙️ Bidding wars still around, but softer. About 42% of homes sold over asking; but nearly 40–47% sold at or below asking price, offering real opportunities.
• 🌆 Every part of LA is unique. Some areas are hotter, others are slower. Neighborhood-level differences matter more than ever.
