Buyer's Edge - BuyersAgent.com - Real Estate for Homebuyers We represent only homebuyers. It's a better way to buy a home in the DMV. As Exclusive True Buyer's Agents, we believe in doing real estate differently.

Buyer's Edge has been challenging the real estate industry status quo since 1991 in the Washington, DC Metro Area. Consumers have a right to protection and loyalty throughout the entire home buying process. Buyers shouldn't have to buy a home from a real estate company that represents both sides of the real estate transaction. We knew that there had to be a better way to buy. Our EBAs are not sale

speople. We never list properties, so we have nothing to sell and no sellers to who we are beholden. Over the years, we have changed the way people buy homes. Consumers now have a clear choice, employing a Realtor who really works for them, without any conflicts.

We're not leaving the DMV.

In fact, we're more committed than ever to serving homebuyers throughout Washington, DC, Maryland, and Northern Virginia.

But after years of helping clients purchase second homes, retirement homes, family retreats, and legacy properties in Vermont, we decided it was time to open a dedicated Vermont office.

Why Vermont?

For many of our clients, the conversation starts the same way:

"We love living here, but someday we'd like a place with a little more space, four real seasons, mountain views, or land for future generations to enjoy."

That dream often leads north.

Our new Vermont office allows us to help clients explore those opportunities while continuing the buyer-focused representation Buyer’s Edge has provided since 1991 throughout the DMV. Buyer’s Edge remains headquartered in the Washington area and continues to represent homebuyers across DC, Maryland, and Virginia.

"Who does your real estate agent represent?

It sounds like a simple question, but many homebuyers are surprised to learn there can be more than one answer.

As the real estate industry continues to change, buyers are hearing more about buyer agreements, private listings, commissions, and agency relationships than ever before.

What hasn't changed is the importance of understanding who is sitting on your side of the table.

Since 1991, Buyer’s Edge has represented homebuyers exclusively throughout Washington, DC, Maryland, and Northern Virginia. We believe buyers deserve advice that is independent, transparent, and focused on their interests.

Before you start your home search, take a few minutes to understand your options and the questions every buyer should ask.

Is property data quietly deciding who wins in today’s housing market?

Most buyers think they are competing on price.

They are not.

Most buyers and sellers assume the transaction is happening between the buyer, the seller, and the agents.

What they do not see is everything happening around it.

Property data now influences everything.
Pricing models. Insurance underwriting. Property history.
Private listings. Off market homes.
Lending decisions happening in parallel.

In Washington DC, Maryland, and Northern Virginia, this is already happening.

Some buyers are making decisions with full data.
Others are walking in blind.

Sellers are affected too.
Data can shape how a home is priced, marketed, and who actually sees it.

Most buyers and sellers never see this layer until it affects the deal.

A higher quote.
A delay.
A deal that suddenly becomes harder.

Protection starts earlier.

Since 1991, Buyer’s Edge | BuyersAgent.com has represented one side of the transaction. The buyer.

No listings. No dual agency. Just clear advice when it matters most.

What neighborhoods are actually worth buying into?
What neighborhoods are actually worth buying into?

After more than 30 years helping buyers in Washington DC, Maryland, and Northern Virginia, I can tell you this—the best neighborhood is rarely the one everyone is chasing.

A beautiful house can become the wrong house very quickly if the commute steals your life, the schools are not the right fit, or the lifestyle does not match the way you actually live.

In the DMV, where traffic alone can change your entire quality of life, buying smart means looking beyond the front door.

The right neighborhood is not about hype. It is about how you want to live.

This blog breaks down what buyers should really consider before making a move.

Are private listings, pocket listings, and off-market homes helping buyers—or hurting them?

When homes are kept off the MLS, buyers may never see the full market, and sellers may lose the competition that drives stronger offers. Less exposure often means less transparency.

At Buyer’s Edge | BuyersAgent.com, we believe buyers deserve full access, fair opportunity, and real representation—not controlled access behind closed doors.

Buyer-only. No listings. No dual agency. Since 1991.

Private listings and off-market homes can limit exposure, reduce competition, and increase dual agency risk. Learn how these practices affect buyers, sellers, and real estate outcomes.

What’s the Commission on a $1,000,000 Home?**

It’s one of the most searched questions right now.
And the answer is… it depends more than most people realize.

On paper, 5% to 6% sounds straightforward.
In practice, that can mean $50,000 to $60,000 moving through a system most buyers never actually see.

Here’s where it gets interesting:

Who is that commission really paying for today?
What changed after the recent industry shifts?
And what happens if the structure behind the deal isn’t clear?

Because this is the part no one talks about enough…

It’s not just the amount.
It’s how the system is set up, and who it’s designed to serve.

At Buyer’s Edge | BuyersAgent.com, we made a decision back in 1991 to step outside of that structure and represent buyers only. No listings. No dual agency. No switching roles mid-transaction.

Just one side. Your side.

👉 If you’re buying in the $1M range or any range, this is worth understanding: https://www.buyersagent.com/buyers-agent-real-estate-blogs/2026/3/30/commission-1-million-home

Good faith isn’t a marketing idea.
It’s the business model we chose in 1991.

Most people quote $50,000 to $60,000 in commission on a $1,000,000 home. Few understand where that money actually comes from or how it shapes your deal. Here is what buyers need to know.
