⏰ Selling an investment property? The clock may matter more than you think.

A 1031 exchange may allow qualified real estate investors to sell one investment property, reinvest into another, and defer capital gains taxes.

But timing is everything.

You generally have:

🏡 45 days to identify a replacement property
🔑 180 days to complete the purchase

Here is the important part: both countdowns begin when your sale closes. The 180 days does not start after the 45 days ends.

Missing a deadline could mean missing the tax-deferral opportunity altogether.
