Pricing based on emotion instead of strategy.

I get it, your home holds memories, milestones, meaning.
But buyers? They’re looking at data, comps, and value.

When a home is priced too high “just to see what happens,” it usually leads to longer days on market… and price reductions later.

And ironically? That can make buyers more hesitant.

Most notably, there has been an 8% increase in inventory over the last month and a significant 72% increase over the past year. This may suggest improved options for homebuyers, providing more opportunities and a rebalance to the housing market. Pending sales are moving quickly in Benton County with a median of 44 days on market, emphasizing the need for well-timed decisions. ⏰

👉Washington County
The inventory increase in Washington County has been gradual in comparison, with a 14% increase over the past year. Homes are selling in about 41 days, reflecting a slight 3% increase in time on the market compared to the previous month.

The sold-to-list price ratio for both counties remain consistently around 98%, indicating that homes in the area are selling close to their asking prices.

Have you ever heard the term “easement” and wondered…what is that?! 🤨💭 No worries! It’s a real estate word most people don’t know, and it’s actually quite simple. Let me break it down:

💡Easement

You might own the property…
but someone else may have the legal right to use part of it…That’s called an easement.

Common examples:
✔️ Utility companies accessing power lines
✔️ Drainage areas on your property
✔️ Shared driveways
✔️ Access roads for neighboring land

Don’t panic ✋Most easements don’t impact daily life at all, but they’re important to understand when buying (and selling) a home.

That’s why title work, surveys, and selecting a knowledgeable realtor are so important during your real estate transaction.
