Is Bend becoming a buyer's market?

The answer isn't as simple as yes or no.

🏡 Inventory trends
🤝 Negotiation power
💰 Seller concessions
📅 Days on market

Most buyers form an opinion of a home within the first few moments of a showing—and it’s usually not countertops or finishes they notice first.

Smell, light, layout, maintenance, noise, cleanliness, and curb appeal all shape first impressions faster than most sellers realize.

I put together a new blog breaking down what buyers actually notice in the first 30 seconds and how sellers can prepare without overspending. https://dennyosborn.bendpremierrealestate.com/Blog/2026/06/23/what-buyers-notice-in-the-first-30-seconds-of-a-showing?lang=eng

PRICE REDUCTION ≠ BAD HOUSE.

One of the biggest misconceptions I hear is that a price reduction automatically means something is wrong with a property.

Most of the time, that’s not the case.

Price reductions can happen because of:
✔️ Initial pricing strategy
✔️ Changes in buyer demand
✔️ New competition hitting the market
✔️ Days on market trends
✔️ Strategic repositioning

Understanding why reductions happen can help both buyers and sellers make better decisions.

I put together a breakdown of what price reductions actually mean in today’s market—and when they matter.

Most buyers focus on one number when purchasing a home:

The price.

But after 20 years in Bend real estate, I’ve seen that the purchase price is rarely the full story.

Property taxes, insurance, utilities, HOA dues, and acreage expenses can make two similar homes feel very different financially.

Before making a move, I encourage buyers to look beyond the monthly mortgage and understand the full cost of ownership.

I put together a new blog breaking down some of the hidden costs buyers often overlook in Bend and Central Oregon.

Read the blog and let me know—which ownership cost surprised you the most?

Two homes with the same price can feel very different financially. Learn the hidden costs Bend buyers often miss before making an offer.
