A lot of people look outside Bend because they want more space, more privacy, or more value.

That can make a lot of sense, and it can absolutely work.

But buying outside Bend is not just buying a cheaper more spacious version of Bend.

It is different.

You may be dealing with wells, septic, fire risk, private roads, snow removal, internet limitations, insurance questions, zoning, and building rules that do not come up the same way inside city limits.

None of that means do not buy outside town.

It means do not evaluate it like a standard single family home on a 6000 SF lot.

Acreage and rural property can be incredible .

But the due diligence needs to match the property.

If you didn’t know, now you know:

Bend is a dog town.

Dogs are at breweries, school pickup, floating the river, riding shotgun, waiting outside shops, and generally woven into daily life here.

It is part of the culture.

But one thing people moving to Bend sometimes have to learn is that dog-friendly does not mean off-leash everywhere.

And it definitely does not mean everyone wants to meet your dog.

Not every trail allows dogs off leash.
Not every dog is friendly.
Not every person wants a dog running toward them.
And not every mountain biker coming around a corner has time to react.

This is less about being uptight about rules and more about understanding shared space.

Read the signs.
Know the off-leash areas.
Pick up after your dog.
Pay attention when trails are crowded.

One of the reasons Bend’s outdoor culture works is because most people try to be considerate.

That is worth protecting too.

Mushroom hunting is one of those things that sounds random or boring...until you spend enough time in Oregon.

Then suddenly everyone either:
has a mushroom guy,
disappears into the woods for half a day,
or becomes weirdly protective over “their spots.”

People here like having a reason to be outside.

And mushroom hunting is one of those things that almost anyone can do.

It is not some extreme sport.
Usually it just looks like walking slowly through the woods, paying attention, and hoping you come home with enough for pizza night.

Also worth noting:
people here are extremely secretive about their mushroom spots.

You can ask.
But there is a very high chance you are getting a vague answer and a laugh.

And important disclaimer:
please actually know what you are picking.

Do your research.
And if you are not completely sure what something is... definitely do not eat it.

For the past few years, most of the wildfire conversation around rural property has centered around insurance.

Can you get coverage?
How expensive is it?
Will the property remain insurable long term?

But now the conversation is starting to evolve beyond just insurance.

More buyers are also starting to run into questions around:
defensible space,
fire-hardening,
access requirements,
building materials,
driveway standards,
and what future improvements to a property could potentially trigger.

Especially outside city limits.

This is new, and a lot of buyers still are not thinking about this side of rural ownership yet.

Not because they are doing anything wrong.

It is just easy to fall in love with the land, the views, the privacy, and the lifestyle that brings first.

But some rural and semi-rural properties are becoming more complex from a long-term ownership and improvement standpoint.

Particularly if you plan to:
build,
expand,
remodel,
add structures,
or hold the property for a long time.

This is not fear-based.

A lot of these properties are absolutely worth it.

I just think buyers should understand the full picture before making a decision.

Cascade Lakes Highway is open, which means Bend just went into high gear.

Get ready for adventure, summer lovers.

But once it opens, the next question is usually:
Where do we start?

This road is not just one destination. It is a whole choose-your-own-adventure situation.

If you want something easy and scenic, start with Todd Lake.

If you want the classic paddleboard-and-mountain-view day, Sparks Lake is hard to beat.

If you want food, rentals, and more of a summer scene, Elk Lake is usually the move.

If you want quieter water, fishing, and a slower pace, Hosmer is a favorite.

If you want to make more of a day of it, Lava Lake or Crane Prairie gets you farther into the rhythm.

Local note: early season does not mean everything is fully summer-ready. Get there early for easier access.

Maybe not this season, but in a regular yer, you can still hit snow patches, mud, rough access roads, closed campgrounds, or limited services depending on where you go.

So yes, the highway opening is exciting and something we all look forward to.

But it is also your reminder that Bend has seasons inside the seasons.

The road may be open.

The full summer rhythm is just starting.

How many beautiful moments are hiding in your everyday rhythm?

April kept us on our toes.
We went deep, now we’re going wide.
Settled into both the slow and the fast.
Staying steady, and reminding myself to actually enjoy the ride.

A few more days and we’re into a new month.
The greening grass, budding trees, and constant backyard birdsong are back — Bend summer is right around the corner.

My favorite season.
