How much has the market shifted from last year?🤔

Quite a bit, actually. A year ago, homes in this area were going pending in under 10 days with multiple offers and waived contingencies. Today, buyers have 3 to 4 times more time and real negotiating room. It’s the biggest one year shift either market has seen since 2019.

One of the highest-ɪᴍᴘᴀᴄᴛ updates we recommend is often one of the least expensive: fresh, neutral, consistent paint.

Here’s why 👇
Buyers don’t just see color—they 𝓲𝓶𝓪𝓰𝓲𝓷𝓮 the work ahead. Even if repainting is inexpensive, bold colors, scuffed walls, or a different color in every room can make a home feel like a bigger project than it really is.

A fresh coat of paint can:

What are property taxes like in Bothell/Woodinville?👀

It comes down to which county your address falls in. Bothell straddles King County (around 0.84%) and Snohomish County (around 0.9%), literally block by block. Woodinville sits entirely in King County. On a $1M home, that difference adds up over time. Send us a specific address and we’ll tell you exactly which side of the line it’s on.
