He documented his entire unpermitted renovation on Instagram. "Who needs a contractor when you have YouTube?" Now his Instagram is private. But the screenshots live forever. And his house dropped $100K.

Zero permits. Seller offering $5K on a half-million dollar problem. And the buyer's agent says keep negotiating? Jen: "She's just got commission breath at this point." If your agent won't tell you to walk, they're not protecting you. They're protecting their paycheck.

Jen checks every seller's social media before working a deal. "I want to know their position. If they're moving, divorcing, what's happening." Not to take advantage...to get knowledge that benefits her buyer. Everything is public. You can't post it and expect it to disappear.

If your house catches fire from bad electrical that was never permitted, insurance investigates. "Who did this?" Even if YOU didn't do the work...even if the previous owner did...you could be the one who pays. Unpermitted work is a ticking time bomb for the next buyer.

Jen looked at a $700K listing. Beautiful photos. Then she researched it. The flippers bought it 6 weeks ago. "You can only fix so much in 6 weeks." She texted her buyers: "I'm not having a good feeling about this house." That's the difference between a good agent and one with commission breath.

Zero permits. Full gut renovation. And when the buyers pushed back, the seller said "plenty of other buyers won't ask so many questions." Jen's response: "Then let those other buyers have it." The house is now listed at $399K. Down from $505K. Still sitting.

"Who needs a contractor when you have YouTube?" That's what the seller posted. While doing his own electrical. On a house he was about to sell for $505K. Then his buyer's sister-in-law found the Instagram. And everything fell apart.

Not the kitchen. Not the bathrooms. Not the electrical. Not the plumbing. Zero permits on a full gut renovation of a $500,000 house. And the seller's agent said he "wasn't aware."
