Do you really need an open house to sell your home? Not necessarily.

Open houses can be a useful part of a real estate marketing plan, but they're not automatically the best strategy for every property.

There are situations where I might recommend one.

For example:
Your home has been on the market for a while.
We've recently adjusted the asking price.
The property has a feature that might make buyers hesitate before scheduling a showing.
We want to give additional buyers an opportunity to walk through the home.

But here's what sellers should understand: an open house is just one marketing tool. It's not the entire marketing strategy.

Serious buyers can schedule private showings, ask questions through their agents, and evaluate the property without waiting for an open house.

When I work with sellers, I want to understand the property, the market, and their goals before deciding which marketing activities make sense.

I'm not going to recommend an open house just because it's what everyone else is doing.

Your home deserves a marketing plan built around YOUR situation.

Thinking about selling in Basking Ridge, Bernards Township, or Central New Jersey? Let's talk about what makes sense for your property.

New Jersey homebuyers and sellers: Attorney review is NOT necessarily three days.

This is one of those parts of a real estate transaction that can easily be misunderstood.

Here's what you need to know:

When a real estate contract is signed in New Jersey, the three-day period is generally the time allowed to get the contract to an attorney for review.

During that period, the buyer and seller should have their respective attorneys review the agreement.

If an attorney disapproves of the contract within the applicable period, they can send a disapproval letter and propose changes to reinstate it.

Once attorney review is properly initiated, it can continue beyond those initial three days while the attorneys work through the proposed changes.

It might take a day. It might take a week.

The important thing is to understand that three days does not automatically mean attorney review is finished.

And while attorney review is ongoing, either party may generally cancel the contract without providing a reason.

Buying or selling a home in New Jersey? Make sure you understand what happens between signing the contract and moving forward.

👻 THINGS WE'RE GHOSTING THIS OCTOBER: REAL ESTATE EDITION!

Some things deserve to be left behind, especially when buying or selling a home.

This October, we're saying goodbye to:

👻 Pricing a home based on what you hope to get.
👻 Waiting for the perfect market before making a move.
👻 Leaving clutter everywhere before listing photos and showings.
👻 Guessing your home's value instead of looking at comparable sales.
👻 Choosing a Realtor based on promises instead of a solid strategy.

Real estate decisions deserve more than guesswork. Whether you're preparing to sell, searching for your next home, or simply keeping an eye on the Basking Ridge and Central New Jersey market, having the right information makes a difference.

Which one would YOU ghost first? 👻

Drop your answer in the comments!

Planning to sell your home in Basking Ridge or anywhere in Central New Jersey before 2027? The best time to prepare is before your home hits the market.

Here are 5 things to do now to set yourself up for a stronger sale.

1. Understand your home's current market value.
Don't rely on your neighbor's sale price or an online estimate alone. Comparable homes, recent sales, condition, and buyer demand all play a role in pricing your property.

2. Identify what needs fixing.
Walk through your home with a critical eye. Loose handles, chipped paint, outdated fixtures, and small maintenance issues can affect a buyer's first impression. Ask your real estate agent which repairs are worth addressing before listing.

3. Declutter before you start staging.
Clear kitchen counters, remove excess furniture, organize closets, and put away personal items. Buyers need to picture themselves living in your home, not work around your belongings.

4. Plan your pricing strategy before choosing a list price.
Overpricing can discourage serious buyers and lead to price reductions later. Your goal isn't simply to list high. It's to position your home competitively based on current local market conditions.

5. Decide on your timeline with your agent.
Consider your ideal closing date, where you'll move next, and how much preparation your home needs. A clear timeline helps you avoid rushing through important decisions.

Here's what many sellers overlook: You don't need to wait until you're ready to list to talk to a real estate professional. Starting early gives you time to make informed decisions without unnecessary pressure.

If you're thinking about selling in Basking Ridge, Bernards Township, or the surrounding Central NJ communities, let's talk about your home's value and what you can do now to prepare for the market.

Selling your home?

Before you start thinking about renovations, start by looking at what you can take away.

Before photos and showings, I recommend putting away:

• Family photos and very personal décor
• About 40–50% of the clothes in your closet
• Small appliances and bathroom products from the counters
• Extra furniture that makes rooms feel smaller
• Photos, magnets and papers from the refrigerator
• Pet bowls, toys, beds and crates
• Anything that makes the home feel overly busy

The goal isn't to make your home feel empty or impersonal.

It’s to give buyers room to picture their own life there.

And once you've decluttered, then we can talk about which repairs or improvements are actually worth doing before you sell.

Thinking about selling in Basking Ridge or Bernards Township? Let's talk before you start spending.
