🏡 Monday Market | Northwest Suburbs

September brought a few changes across Chicago’s northwest suburbs compared with August:

• 3,800 homes available, up 3%
• $420,000 median sales price, down 5%
• 909 homes sold, down 21%

What does that mean for your plans?

For buyers, more available homes may give you additional options, depending on your location and price range.

For sellers, pricing and presentation matter. Knowing which homes buyers are comparing with yours can help you prepare and position your home.

And remember, a lower median sales price doesn’t necessarily mean your home’s value dropped. The mix of homes that sold can affect that number.

These numbers give us a regional snapshot. Your town, price range and property type tell a more specific story.

A little about me, starting with the place I call home. 💙

I’ve lived in Tower Lakes for more than 30 years, and my family’s roots here go back to the early 1970s. I know this community firsthand and love sharing that knowledge with buyers and sellers.

Since becoming a broker in 2016, I’ve supported buyers and sellers through 27 transaction sides in Tower Lakes, representing over $16 million in sales volume. I’m grateful for their trust and the relationships built along the way.

Tower Lakes is home, but I help clients buy and sell in many other communities, too. I bring thoughtful preparation, clear communication and close attention to the details of every move. I’ll listen to what matters to you, help you understand your options and work hard to keep things moving.

Whether you’re ready to make a move or just starting to think about it, I’d love to hear your plans. Send me a message and let’s talk.

🍂 Sell in fall or winter, or wait until spring?

Spring isn’t your only opportunity. Each season has benefits, and the right timing depends on your home, your local market and your plans.

🏡 Fall and winter
Potentially fewer competing listings can help your home stand out. Buyers relocating or working toward a moving deadline are still looking throughout the year. Selling sooner can also mean fewer months of carrying costs.

🌷 Spring
Spring typically brings more buyer activity. Longer daylight hours and blooming landscaping can help showcase your home. But more listings can also give buyers more choices and sellers more competition.

💰 The cost of waiting
Property taxes, insurance, utilities, maintenance, HOA dues and any mortgage interest continue while you own the home. A higher sale price later doesn’t automatically mean more money in your pocket.

📊 Mortgage rates
Waiting until spring doesn’t guarantee lower rates. Changes in borrowing costs can affect purchasing power for buyers financing a home.

✨ Luxury homes
Look closely at demand in your specific location and price range. Price, condition, features and competing properties matter in every season.

Swipe through and save this post if a move is on your mind.

🍂 Tower Lakes market update | Q3 2026

Two homes sold from July through September, compared with four during the same quarter last year. As of October 1, one home is actively for sale and one is contingent.

What does that mean? Sellers have fewer competing listings, while buyers have fewer choices.

Swipe through the numbers? No need - this quick video covers our Q3 snapshot and the bigger picture over the past 12 months.

With so few sales in a small community, individual transactions can significantly affect the statistics. An increase in median sale price doesn’t mean every home’s value increased by the same amount.

After more than 30 years of calling Tower Lakes home, I’m always happy to help neighbors plan their next move. Thinking about buying or selling this fall or next year? Send me a message. 🏡

🏡 Tracy’s Thursday Take

Yesterday, I shared some reasons to consider selling this fall. If your move is planned for next year instead, you can still start preparing now.

Before you start painting, replacing flooring or taking on a bigger project, let’s walk through your home together. I can help you decide where to focus your time and budget, what can wait and how to make the most of what you already have.

You don’t need to have your home ready or a listing date picked out. We can start with a conversation about your plans and take it from there.

Thinking about selling next year? Send me a message. I’m happy to help you get started. 🤍

🍂 Thinking about selling your home? Spring isn’t your only opportunity.

Fall can bring buyers relocating for work, working toward a moving deadline or hoping to settle in before the holidays. Depending on your neighborhood and price range, fewer competing listings may also help your home stand out.

There’s another piece to consider: the cost of waiting. Property taxes, insurance, utilities, maintenance, HOA dues and mortgage interest can add up over the months between now and spring.

With fall curb appeal and inviting indoor spaces, there’s plenty to showcase this season, too.

Throughout Chicago’s northwest suburbs and surrounding communities, the right time to sell depends on your home, what else is on the market and your plans.

Wondering whether to sell this fall or wait? Send me a message. Let’s look at what makes sense for you. 🏡
