Renting is now more affordable than buying in all 50 of the largest U.S. metros. A mortgage in New York City runs 53% more than rent. The median Manhattan home price hit $1.4 million in May.

For a growing number of aspiring homeowners, the traditional path isn't blocked — it's just mathematically out of reach. So they're taking a different one: buying their "second home" first.

The author of this piece returned to New York after years abroad and found buying in the city impossible — inventory low, prices high, competition intense. Instead of waiting and saving, she bought a four-bedroom vacation home near Lake George for $314,000 — roughly a million dollars less than the Manhattan median.

After light renovations, she listed on Airbnb and VRBO. In year one, just 90 booked nights were enough to cover all annual costs, contribute to savings and fund capital improvements. The property is already up an estimated 15% in value.

A few things that make this model work:

Second home mortgages allow as little as 10% down — a more manageable target given lower average purchase prices outside major metros. Rental income offsets the mortgage, shifting the math significantly compared to a primary home. The property builds equity and appreciation while generating income. And when it isn't booked, it's available for personal use.

The unexpected side effect: managing a short-term rental taught her to think like an entrepreneur — pricing strategy, branding, vendor management, guest experience, systems-building. That first property led to a second. She's now under contract on a third.

She describes it as a 401(k) with a fire pit and a lake view. For a generation priced out of the cities they live in, it might be the most practical wealth-building strategy currently available.
