The costliest surprises on a flip are the ones you don't spot until after you own the place. These three tools, are built to find them at the walkthrough instead:

🔦 Laser measurer ($35–$100) — Gives you accurate square footage and reno estimates in seconds, no tape measure or second set of hands required. It also confirms the footage you're actually paying for is really there.

🌡️ Thermal camera / moisture meter ($20–$400) — Reads temperature and moisture to reveal what paint hides: active leaks, poor insulation, and water damage behind the walls. This is the one that saves you from the mistake that eats budgets.

What's a "good" cap rate for a rental in 2026? Short answer: 7% to 9% in most of the markets we lend in.

But here's the thing — the investors who get burned by cap rates usually aren't the ones who can't do the math. They're the ones who don't realize what the number is quietly assuming.

A listing that pencils a beautiful cap on 25% expenses falls apart when real operating costs run 35–45% of rent.

A "cap rate" someone actually built from rent-divided-by-price is a gross yield in disguise. And with today's debt costs, buying below roughly a 7% cap means the building earns money and every dollar of it goes to your lender.
