Price Cuts Hit 1 in 5 Listings
It’s been a revealing Late-Q3 for our housing market: about 1 in 5 listings saw a price cut, while less than 6% were delisted—indicating that most sellers are adapting rather than stepping away. Mortgage rates for conforming 30-year fixed loans started in the high-6% range earlier in the month but climbed above 7% by mid-month, only to rise further. By the close of Q3, active inventory reached over 1.16 million homes, and the median listing price slipped about 1% month-over-month to $419,300. That shift has given buyers a bit more room to negotiate, though new listings also dipped around 2% to roughly 395,000. Economists point to higher borrowing costs as a key reason why many buyers aren’t fully capitalizing on the increased inventory. Heading into Early-Q4, all eyes are on whether these tougher conditions will lead to deeper price cuts, more repeated reductions, and longer listing times nationwide.
