🏡 SELLING? BUYING? START HERE.
Real estate comes with a lot of questions.

Sellers:
What should I do before listing? What is my home worth? How will my home be marketed? What can I expect once it hits the market?

Buyers:
Where do I start? How much can I afford? What should I look for in a home? What happens when I find the one?

We’ve created dedicated sections of TheViaDomusTeam.com specifically for sellers and buyers—with information, resources, and an inside look at how The Via Domus Team helps our clients from the first conversation through closing day.

And we’ve made getting there easy.

▪ THINKING ABOUT SELLING? Start With LESS.
One of the simplest—and most effective—ways to prepare your home for the market is to declutter before you start worrying about decorating.

Buyers aren’t just looking at your furniture and belongings. They’re trying to picture their life in your home. Too much “stuff” can make rooms feel smaller, distract from your home’s best features, and make it harder for buyers to see the possibilities.

So, where should you start?
▪Go room by room. Trying to tackle the entire house at once can become overwhelming. Finish one space before moving to the next.
▪Use the 4-box method: KEEP • DONATE • SELL • PACK. If you know you’re moving, start packing things you won’t need before closing. You’re going to pack them eventually—why not get a head start?
▪Don’t forget the closets. Buyers open closets, cabinets, and pantries. Overstuffed storage can give the impression that your home doesn’t have enough space. Leaving some open space makes storage feel larger.
▪Reduce, don’t completely depersonalize. A home should still feel warm and inviting. Keep a few attractive decorative pieces, but remove excess collections, crowded family photos, and overly personal items.
▪Clear the countertops. Kitchens and bathrooms often look noticeably larger when countertops have very little on them. Store away appliances, toiletries, paperwork, and everyday clutter whenever possible.
▪Look at every room through a buyer’s eyes. Ask yourself: What do I want someone to notice first? If the answer is the fireplace, beautiful windows, hardwood floors, or size of the room—not the belongings—you’re headed in the right direction.

And here’s one tip sellers sometimes overlook: you don’t have to throw everything away. If you’re unsure about an item, pack it. A few neatly labeled boxes in storage are far better than clutter throughout the house.

With 35 years of combined real estate experience, we help our sellers look at their homes from a buyer’s perspective and determine what should stay, what should go, and what small changes can make the biggest difference.

Preparing your home properly before the first buyer walks through the door can help it photograph better, show better, and make a stronger first impression.

🏡 BUYERS NOTICE WHAT YOU STOPPED NOTICING.
You walk through your home every day.
▪ That little scuff on the wall? You barely see it anymore.
▪ The cabinet that needs adjusting? You've learned exactly how to close it.
▪ The room that's a little too crowded? It feels normal.
▪ The front door that could use fresh paint? You probably haven't thought about it in years.
But a buyer is seeing everything for the first time.

And here's what sellers sometimes don't count on:
Buyers aren't only looking at your home—they're forming an opinion about how well it has been cared for.

One small issue probably won't cost you a sale. But several little things can begin telling a story you don't want buyers to hear:
"If I can see these problems… what can't I see?"

That's why preparing a home for the market isn't necessarily about expensive renovations. Sometimes it's the simple things—fresh paint, minor repairs, decluttering, cleaning, lighting and curb appeal—that can make the biggest difference.

At The Via Domus Team of William Raveis Real Estate, part of our job happens before the For Sale sign ever goes up. We help our sellers look at their home through a buyer's eyes and determine what deserves attention—and just as importantly, what doesn't.
Because you may have lived in your home for 10, 20 or 30 years...
But you only get ONE chance to introduce it to the next owner.

Thinking about selling? Start with a conversation.

֎ MONDAY’S REAL ESTATE MARKET REPORT SPOTIGHTS
Goshen's housing market continues to attract buyers looking for a quintessential Litchfield County lifestyle, where scenic landscapes, rural charm, and recreational opportunities create lasting appeal. During the summer season, demand remains strong for well-maintained country homes, lake properties, antique residences, and custom-built homes on larger parcels of land. ֎ SATURDAY’S REAL ESTATE MARKET REPORT SPOTIGHTS
Avon's housing market has remained one of the strongest in the Farmington Valley as the summer selling season gets underway. Well-maintained homes in desirable neighborhoods continue to attract strong buyer interest, particularly those offering updated kitchens, modern floor plans, outdoor living spaces, and move-in-ready condition. While inventory has improved modestly compared to earlier this year, demand continues to outpace supply across many price points.

🏡 WHAT REALLY SELLS A HOUSE?
When it comes to selling your home, it’s rarely just one thing that gets the job done. A successful sale is usually the result of several important pieces working together.

▪ The Right Price — Pricing correctly from the beginning helps generate interest and attract serious buyers.
▪ Strong Presentation — Professional photography, thoughtful preparation, and great online presentation can make buyers stop scrolling and start looking.
▪ Condition Matters — A clean, well-maintained home can give buyers confidence and help your property stand out.
▪ Effective Marketing — Buyers need to know your home is available. Strategic online exposure, social media, property tours, and targeted marketing can make a difference.
▪ Location — You can’t change where your home is, but you can highlight the neighborhood, conveniences, amenities, and lifestyle it offers.
🤝 Experienced Representation — From pricing and marketing to negotiations and closing, having experienced REALTORS® guiding the process can help everything come together.

The truth is, homes don’t sell because of one magic ingredient. They sell when price, presentation, exposure, strategy, and experience work together.

🍂 THE FALL REAL ESTATE MARKET IS ALMOST HERE!
As summer begins to wind down, the Fall 2026 real estate market is right around the corner—and it can bring new opportunities for both sellers and buyers.

▪ For sellers, fall can be a great time to make a move. Serious buyers are still searching, and with fewer homes competing for attention than during the busy spring market, a well-prepared and properly priced home can stand out.

▪ For buyers, fall may bring a different pace to the market. New listings will continue to come on, and changing inventory and market conditions could create opportunities that weren't available earlier in the year.

▪ Thinking about selling this fall? Now is the time to start preparing—not after the season is already underway.
▪ Planning to buy? Getting your financing, priorities, and home search strategy in place now can put you in a stronger position when the right home becomes available.

With over 35 years of combined experience, The Via Domus Team of William Raveis Real Estate is here to help you understand the local market and create a strategy that fits your goals.

Fall is coming. Is a new address part of your plans? 🏡🍂

֎ MONDAY’S REAL ESTATE MARKET REPORT SPOTIGHTS
Barkhamsted's housing market continues to attract buyers seeking privacy, natural beauty, and a peaceful lifestyle in one of Litchfield County's most scenic communities. As the summer market remains active, demand continues for homes offering acreage, wooded settings, waterfront opportunities, and easy access to outdoor recreation. Well-maintained Colonials, Cape-style homes, ranches, and custom-built properties continue to generate the greatest buyer interest, particularly those that blend modern updates with the area's rural charm.
