For Buyers:
The Austin median sold price has held at exactly $430,000 for a full year, which means you can plan a purchase without worrying that prices will run away from you. You are also getting more home per dollar than buyers did at the 2022 peak, with price per square foot down roughly 20 percent. With nearly 68 percent of homes still selling below list price, there is real room to negotiate on the right property.

For Sellers:
The market has stopped falling, and that works in your favor. The regional median is unchanged year over year, the sold-to-list ratio is holding near 98 percent, and inside the City of Austin the median is actually up 2.0 percent. The one rule that matters is pricing to today's market rather than to the 2022 peak, because realistic pricing is what drives clean, timely sales right now.

For Investors:
A flat median and balanced six-month supply point to a stable basis for acquisitions, with limited near-term downside in headline prices. The City of Austin stands out, where active listings are down 17.8 percent and the median sold price is rising, suggesting demand is concentrating inside the urban core. Price per square foot sitting well below peak in both geographies leaves room for appreciation if the current firming in demand continues.
