Mortgage Rates Aren’t Backing Down Yet
As we move through the year, mortgage rates continue to hold steady near 7%, keeping home affordability a challenge for many here in Austin and beyond. Unless inflation cools enough to influence the Federal Reserve’s approach, we can expect rates to remain at these levels. Sticky inflation and the possibility of another Fed hike could even nudge borrowing costs higher, with wider mortgage-backed securities (MBS) spreads adding further pressure. For a meaningful drop in rates, we would need to see sustained progress on inflation, lower long-term yields, more supportive signals from the Fed, and healthier MBS spreads. Whether you’re buying, investing, or considering a refinance, it’s wise to plan around today’s rates and treat any future rate relief as a welcome bonus. Having guided clients through many market cycles since 2005, I know each situation is unique—navigating these shifts thoughtfully can make all the difference.

Hillwood Highlights $20B Denton County Development Growth
As someone who appreciates the evolving landscape of Texas real estate, I’m fascinated by the ambitious plans underway in Denton County: over 12,000 acres slated for development, a $20B+ investment, and the addition of new homes, retail, schools, and parks. The introduction of a $1.25B manufacturing campus is especially notable, signaling both economic opportunity and the need for thoughtful infrastructure and planning. Having built my own real estate journey around understanding each client’s unique needs, I see how transformative projects like this can shape communities—while also presenting new considerations for anyone looking to make North Texas their home.

Seller Concessions Reach a New US Peak
In recent months, we’ve seen a noticeable shift in the national real estate landscape: during the rolling three-month period ending mid-Q3, about 45% of U.S. home sales involved sellers offering concessions—the highest share for this time of year since at least 2020. That’s up from roughly 43% a year ago, a sign that buyers have gained more leverage as increased inventory and lighter competition change the dynamics. Concessions—ranging from repair credits to help with closing costs or even mortgage-rate buydowns—are providing buyers with several ways to reduce their overall purchase expenses, beyond just negotiating on price. Sellers are now more often competing by offering closing-cost credits and rate buydowns, not just price cuts, resulting in more flexible deal structures for buyers. Interestingly, about 16% of homes sold in mid-Q3 combined a price reduction with a concession, giving buyers even more options to make homeownership attainable. Having navigated Austin’s unique market for over three decades, I’ve seen how these evolving trends can benefit both buyers and sellers. Understanding the nuances of negotiations—especially in a market as dynamic as ours—remains key to achieving the best outcome for everyone involved.
