If you're coming to my wraps class, take John Barr's on curative title as well. He buys the deals nobody else can close because the title is a mess — heirs, gaps, old liens. I spend my working life on the other side of that, deciding what's fixable and what isn't.

Between the two classes, you'd have a genuinely useful picture of how to buy the difficult files that have no competition on them.

Found an Abstract of Judgment on a property? Don’t assume your deal is dead.

An AJ can create a major roadblock—but the solution may depend on whether the property is a homestead or investment property.
🧳 Homestead: There may be a release process available.
🧳 Investment property: The process may differ and may not allow the same type of removal.
🧳 And keep in mind: the release process can take about 30 days, so plan accordingly.

One clause causes more wrap litigation than anything else I see: what happens when the underlying lender calls the note.

Most wrap paperwork I'm handed either doesn't address it or addresses it in a way that helps nobody. Then the letter arrives, and two people who were getting along fine discover they have completely different assumptions about who does what. It's a solvable problem. It takes one paragraph and a conversation nobody wants to have up front.
