Austin buyers, the market is giving you options right now.

July’s numbers are in, and they tell a pretty clear story:

🏡 Median listing price: $461,887 — down 9.6% YoY
📍 Active listings: 12,655
💸 Roughly 43% of active listings have had a price reduction
⏳ Median time to sell: 67 days
📈 Pending ratio: 29.5%, up 2.3 percentage points YoY

Translation? Austin is favoring buyers right now.

Buyers have more time to compare homes, negotiate, complete inspections, and ask for terms that would have been much harder to get in a hotter market.

But sellers, don’t read that as “nothing is selling.” The pending ratio is actually higher than it was a year ago. Buyers are buying—they’re just being much more selective about price and value.

That’s why strategy matters on both sides.

If you’re buying, this could be an opportunity to negotiate while the market is soft.

If you’re selling, pricing for today’s market instead of yesterday’s is everything.

And remember: Austin is a market of micro-markets. What’s happening in Georgetown can look very different from South Austin, Lakeway, or Cedar Park.
