Here's the quick version per Colliers' Q2 2026 report:

✅ Office vacancy dropped to 20.6% — down from 21.2% last quarter

✅ Net absorption hit 735,000 square feet — positive for the 4th consecutive quarter

✅ New construction pipeline down to just 459,000 SF — lowest in years

Less supply coming. Demand ticking up. Companies planting roots in Austin.

And here's the residential angle nobody's talking about:

When companies commit to Austin — people follow. People following means housing demand. Housing demand means upward pressure on home values in the neighborhoods around those jobs.

Apollo Global Management just chose Austin. 🏦🤠

One of the world's largest alternative asset managers — a firm overseeing hundreds of billions in global assets — looked at every major city in America and picked Austin for its new strategic hub.

Governor Abbott called Texas "the new financial capital of America" — and Apollo CEO Marc Rowan cited Austin's talent, technology, and business environment as the reason for the move.

This one's personal. 🎸🌿

Shady Grove on Barton Springs Road was a South Austin institution. It closed in 2020. And for those of us who lived nearby — that stung.

I spent more Thursday nights than I can count at KGSR's Unplugged at the Grove — free live music on that patio, under the pecan trees, right in the heart of 78704. Some of the best nights this city ever gave me.

So when I say this news hit different — I mean it.

A Little Shady opens August 4th in Kyle — run by Rusty Zagst, who started as a busboy at Shady Grove in 1993 and managed it until it closed. He's bringing back the green chile cheese fries, the Hippie Chick sandwich, the Shady Thang frozen margarita — and there's a vintage KGSR sign on the wall.

They had me at the KGSR sign.

Real estate angle? When beloved Austin brands choose Kyle — that's not random. Kyle is where the people are going — and the people tend to bring the home values with them.

I'll be there August 4th. Probably crying into a Shady Thang margarita.

The pecan trees are gone. But the green chile cheese fries are coming back. South Austin endures. 🏡
