After 60 days on the market, 3 open houses, 12 showings, and a lot of work behind the scenes, my listing at 8248 Montoya Circle, Austin, TX finally has an executed contract!
Our first offer was a cash offer, but my seller decided not to accept because the price was below what he was comfortable with.
About 10 days later, the same buyers came back—with an offer $10,000 higher! 🙌
After negotiations, we finally reached a mutual agreement and signed the contract today. 🎉
But here’s something many people don’t realize:
UNDER CONTRACT ≠ CLOSED.
Now we move into the next steps—inspection, negotiations if repairs are requested, financing/contingencies, and finally closing. If everything goes smoothly, we’re looking at roughly 27–30 days to closing for this transaction.
And this is just one listing.
Behind the scenes, there are hours of showings, open houses, photography, videography, advertising, virtual staging, social media, client communication, buyer feedback, negotiations, paperwork, emails, phone calls, and coordinating with everyone involved in the transaction.
Being a Realtor is not just having a license and opening doors. 😂
It takes consistency, patience, marketing, negotiation skills and a LOT of hard work.
I’m very happy for my seller, and I’m proud that the hard work is paying off. ❤️
