List price and sold price are two very different numbers in Austin right now. In August the average home sold for 93.3% of list. On a $600,000 home, that's about $40,000.

A year ago it was 91.6%, and active listings are down 14.5%, so the discount is getting smaller. Thinking about buying or selling? Call Realty Pros of Austin at (512) 401-3330 or visit realtyprosaustin.com.

The Austin market is quietly shifting. ⏳

Months of inventory across the metro fell from 5.5 to 4.8 over the past year. In Travis County, it dropped from 6.0 to 5.0. Less supply means less negotiating power for buyers, and that window won't stay open forever.

Whether you're buying or selling, timing matters. Let's talk about where the market is headed and how to position yourself ahead of it.
