📊🏡 July 2026 Austin Metro real estate stats are in! The latest numbers show a market that continues to offer opportunities for both buyers and sellers. Across the Austin Metro, the average sold price came in at $586,150, while the median sold price was $438,000. In the Austin Metro resale market, those figures were higher at $610,058 average and $465,000 median. 💰📈

🏘️ Inventory remains relatively balanced, with 4.7 months of inventory across the overall Austin Metro and 5.0 months for resale properties. Buyers have more choices to consider, while sellers are competing in a market where preparation, pricing, and presentation really matter. 🔑✨ New listings totaled 4,512 overall and 3,898 in the resale segment.

⏰ Homes are also taking some time to find the right buyer: average days on market reached 74 days across the Metro and 65 days for resale. Meanwhile, July recorded 2,950 total sales, compared with 2,623 in 2025. That combination of inventory, sales activity, and pricing makes local market knowledge especially valuable when deciding what to do next. 📍🏠🤝

There's no greater compliment than a referral, especially one this meaningful. 💛
A few months ago, my past client Jaime trusted me with someone very special to her: her mom, who wanted to secure a secondary home so she could be closer to her daughter and grandkids.

Just sold 🏠🤝🥰

Met my client Kara in a bathroom line at a fun little East side bar called Mama Dearest… yes really 😂

We instantly hit it off, exchanged numbers, and somewhere in that conversation she mentioned she’d be looking to buy in Austin in 2026.

Fast forward a few months...

We went under contract on the first home, but the inspection revealed a major issue. The kind that’s easy to miss if you don’t know what to look for. We walked away without hesitation.

From there, we stayed patient, kept a clear head, and found the one that was actually right for her.

This is exactly how I believe real estate should be. Honest conversations. Protecting my clients. Never forcing something that doesn’t feel right.

Proof that the right house and the right timing always line up.

My 11 year old daughter woke me up at 5:30 this morning to go look at the blood moon.

No snoozing. No convincing. Just pure excitement about something happening in the sky.

It’s easy to feel weighed down by the state of the world lately. The noise, the headlines, the uncertainty. But kids don’t wake up thinking about any of that. They wake up curious. Hopeful. Ready to look up.

I’m so grateful I get to be reminded, even before sunrise, that wonder is still right here around us.

Sometimes the most important thing we can do is step outside, look at the sky, and remember how small our worries are in the grand scheme of it all. 🌕✨

(Also… 5:30 AM is wildly offensive, but I’d do it again.)

January 📸 asked a lot of me.
On January 1st, my father passed away. We had a complicated relationship, and grieving that has come with layers I’m still sorting through. I’m grateful I had the chance to say goodbye. That moment gave me peace in a way I didn’t expect, and I’ve been carrying that gratitude with me all month.
There was also a lot of love and life packed into January. I planned a surprise party for that turned into one of those nights you wish you could pause. Friends flew in from all over the country to celebrate him, and seeing that many people show up for someone you love is something special. Thank you, for helping me pull it off and keeping it all a surprise.
Olivia turned 11, and our house was full of kids, noise, laughter, and the kind of chaos I know I’ll miss one day. We made time for live music too, which always feels like a reset button for me.
Toward the end of the month, I was honored to receive an award at Spyglass Realty. That recognition means a lot, not because of numbers alone, but because it reflects years of learning this industry inside and out and building real relationships with my clients. Every transaction is personal to me, and that trust is something I never take lightly. This award belongs to me just as much to the people who have trusted me with their homes and their stories.
I’m thankful for what 2026 has already brought into my life and I’m looking forward to a year centered on good health, strong relationships, and continuing to grow in my career. ✌️💗🌈🎸🪐
