🏡 What’s happening in the Denver Metro housing market this fall? 🍂

September brought some notable shifts to our local market—from pricing adjustments to inventory gains. Here’s a quick snapshot of what the numbers show:

📉 Median Closed Price: $575,000 (Down 2% YoY / Down 3% MoM)

⏱️ Days on Market: 33 days (4 days faster than last year, but 4 days slower than August)

🔑 Inventory: 13,522 active listings (~20 weeks of supply)

What does this mean for you?

Teaching is a calling, but in today’s Colorado housing market, finding a home close to the school you serve can feel like an uphill battle. 🍎🏡

Fortunately, the Colorado Housing and Finance Authority (CHFA) offers a game-changing state initiative designed specifically to help public school employees buy homes right where they work: The "Schools To Home" Program.

This incredible program bridges the gap by providing a second-mortgage loan worth up to 25% of your first mortgage for down payment and closing cost assistance, backed by an investment from the Public School Permanent Fund.

Want to know if you qualify and what documents you need to get started? We’ve broken down the whole process—plus a step-by-step home-buying roadmap—over on our blog!

Rates feel high. But what are we comparing them to?

For many buyers, it’s 2020–2021, when mortgage rates were historically unusual. Zoom out across decades of rate history and the picture looks very different.

That doesn’t mean today’s rates are affordable for everyone, or that rates won’t change. But if you’re waiting for a specific rate, it’s worth asking:

How common has that rate actually been?

What mortgage rate are you waiting for?

🍂 An Early Look at Metro Denver’s September 2026 Housing Market

As we kick off September, the Metro Denver real estate market is stepping into its traditional fall slowdown—and buyers hold more negotiating power than we’ve seen in years.

If you’re planning a move before the end of the year, here is what the data is showing right now:

Buyer Leverage is Up: Active inventory remains elevated, hovering around 4 months of supply. Buyers have time to shop, negotiate terms, and ask for concessions.

Selective Under-Contract Rates: Only about 30% of listings are going under contract within their first 30 days. High-demand, well-priced homes still move, but overall contract velocity is roughly 20% lower than last year.

Price Cuts Are Common: Over half of all properties going under contract have required at least one price reduction, averaging around 7%.

The Takeaway for Sellers:
If you’re listing this fall, initial pricing and presentation are critical. The market is quickly pushing back on "test pricing," making a data-driven strategy essential.

The Takeaway for Buyers:
You don't need to rush into a bidding war. Take a breather, run the numbers, and use the current inventory to find the right terms.

Thinking about a leaf-peeping trip to the mountains this autumn? You aren’t alone. 🍂

Our latest blog article, "Gold Rush in the Rockies," breaks down exactly where and when to find Colorado's best fall aspens. But it’s not just about the view—it’s about logistics.

Here are four essential pro-tips for your trail adventure:

🎟️ Book Early: High-demand areas like Maroon Bells and RMNP require advance timed-entry permits or shuttle tickets. Don’t get turned away!
🚗 Beat Metro Traffic: On weekends, I-70 and Highway 285 are parking lots. Clear the foothill gateways (Golden, Morrison, Idaho Springs) before 7:30 AM, or opt for a Tuesday–Thursday drive.
❄️ Check High-Country Weather: Autumn storms bring snow to high elevations quickly. Check road conditions via CDOT (COtrip) before you go.
🌲 Leave No Trace: Stay on trails—aspens have shallow root systems. And never, ever carve into the bark; it exposes the grove to fatal infections.
