Although Columbia County is my home, Summerville definitely has my heart 🤍

Okay, a home built in 1901 behind a white picket fence. I don’t know what else you want me to say.

It’s been updated, but not in the way that strips an old home of everything that made it worth saving. The living room still has the built-in bookcases and that gorgeous fireplace mantel, there’s a real formal dining room, and the kitchen is bright with light granite and a slide-in gas range. Three fireplaces total, which I wasn’t expecting.

The primary is on the main floor, which almost never happens in a home this old. It’s oversized, with its own dressing room lined in built-ins, a soaking tub, and a tiled glass shower. Two more bedrooms upstairs with a full bath.

Out back the yard is big, flat, and fully fenced with a new concrete patio, and parking comes off the alley on Glenn so you’ve got room for at least three cars. Wood siding, cedar shake, recently refurbished metal roof, and all the appliances stay.

And you can walk to Daniel Village and the Monte Sano shops from here, which is the whole reason people love Summerville. Augusta National is about four miles up the road, roughly ten minutes 🤎

Six things about Columbia County I didn’t know until I went looking.

Our county seat is Appling, not Evans. Evans and Martinez aren’t technically cities at all — both are unincorporated, which surprises almost every buyer who asks me about city taxes. The Augusta Canal doesn’t start in Augusta either; it starts at the headgates at Savannah Rapids, which is how Georgia’s first National Heritage Area ends up beginning in our county.

Harlem had Main Street closed down this morning for the Oliver Hardy Festival, 9 to 3, same as the first Saturday of every October. Half of Laurel and Hardy was born right here. And out past Appling there’s a granite outcrop called Heggie’s Rock where researchers identified a copepod in 1998 that has never been found anywhere else on earth.

I keep track of this stuff for the same reason I keep track of commute times and which streets flood. Anyone can send you a list of neighborhoods. Knowing a place is a different thing.

Seven things I believe about buying a house in Columbia County or the rest of the CSRA.

A few of them cost me. Telling someone it isn’t the right time to buy means I don’t get paid. Pushing for an inspection on a brand new build slows the whole thing down. Telling you your approval amount isn’t your budget takes houses off the list before we ever tour them.

I would rather you buy the right house at the right time than buy the one that pays me the most.
