September 2026 Aiken County Market Snapshot is here!

Here’s a quick look at how the residential market changed compared with September 2025:

• Median Sales Price: $310,000 — up 5.25%
• Homes Sold: 186 — down 18.8%
• Average Days on Market: 126 — up 15.6%
• Pending Listings: 162 — down 26.0%
• Active Listings: 1,079 — up 15.9%
• Average Sale Price: $375,878 — up 3.48%

So what’s the story?
Prices are still higher year over year, but homes are taking longer to sell and there’s more inventory available. For sellers, that makes pricing and presentation especially important. For buyers, the increase in inventory may mean more choices and a little more breathing room.

- Median Sale Price: $352,000 (+0.57%)

- Absorption Rate: 4.09 months

- Sold to List Price Ratio: 94.4%

What does that mean?

Richmond County
- Median sales price: $220,000 (+4.79%)
- Homes sold: 178 (-8.2%)
- Active listings: 895 (+15.6%)
- Pending listings: 190 (+9.2%)

What does that mean?
Both counties are still showing year-over-year price growth, while inventory remains higher than it was this time last year. Buyers have more options, and sellers need the right pricing and strategy to stand out.
