So…what’s really happening in the California housing market right now?

The answer is: the market is moving. And here in the Central Valley, we’re seeing some encouraging signs for both buyers and sellers.

📊 HERE’S WHAT THE NUMBERS ARE TELLING US:

🏠 Central Valley Median Home Price: $514,800
⬆️ Up 3.2% from this time last year

📈 Central Valley Home Sales:
⬆️ Up 13.8% year over year

🏡 California Median Home Price: $904,640
⬆️ Up 0.4% year over year

📋 California Inventory: 3.1 months
The market is seeing more activity, but inventory is still relatively limited.

⏱️ California Median Days on Market: 23 days

💰 30-Year Mortgage Rate: approximately 6.69% as of August 6

And here’s where it gets especially interesting for our Central Valley communities:

📍 Merced County
Median: $431,400
Sales: ⬆️ 53.6% year over year

📍 Stanislaus County
Median: $502,820
Sales: ⬆️ 19.2%

📍 San Joaquin County
Median: $566,100
Sales: ⬆️ 11.9%

📍 Fresno County
Median: $429,820
Sales: ⬆️ 14.7%

📍 Madera County
Median: $428,120

📍 Kern County
Median: $415,000

📌 SO WHAT DOES THIS MEAN?

For buyers, this isn’t necessarily a market where you have to rush into the first house you see. There are opportunities to negotiate, compare homes and make thoughtful decisions.

But that doesn’t mean every home is sitting around waiting for a buyer.

Well-priced, desirable homes can still move quickly.

For sellers, this is a market where pricing matters.

Overpricing a home can cause it to sit while correctly positioned homes attract the attention. Today’s buyers are informed, payment-conscious and watching the numbers closely.

And for anyone waiting for interest rates to drop…

Remember this:

You don’t buy an interest rate. You buy a home.

Rates can change. Your home’s location, condition and purchase price are much harder to change.

The right time to buy or sell isn’t the same for everyone. The key is understanding YOUR numbers and YOUR situation.

As always, the local market can be very different from the statewide headlines. That’s why I believe in looking at what’s happening right here in our communities—not just California as a whole.
