1. Full Inspection First

Before cleaning or staining, walk the entire deck and look for:

* Soft or spongy boards
* Loose railings
* Rusted fasteners
* Popped nails/screws
* Ledger board separation from house
* Rot near stairs or posts
* Mold/algae buildup
* Sagging joists
* Cracked concrete footings
* Flashing issues against siding

Biggest red flag for buyers: movement.
If a railing wiggles or stairs bounce, buyers instantly think “unsafe.”

What Maintenance Should Be Done Every Spring?

Wash the Deck

* Pressure wash lightly OR use deck cleaner and scrub
* Remove algae, mildew, pollen, salt buildup
* Especially important in coastal NJ areas like Atlantic Highlands and Monmouth County
